Brad Youngblood Built a Career Seeing What Others Miss, Now He’s Betting on Nature-First Development
Long before Brad Youngblood thought about developing the land surrounding one of Table Rock Lake’s most recognizable landmarks, he was jumping off its cliffs. Table Rock Lake is one of the nation’s most iconic destinations, but when Youngblood was 8-9, Battleship Rock was simply one of those places local families revered. Families would load a boat with kids, head toward the cliffs and everybody understood the destination.

Lawsuit challenging Willard subdivision rezoning finally progresses
Months after a lawsuit was filed challenging a rezoning for a new subdivision outside Willard, the case is finally moving forward. In June, Greene County Commission approved the rezoning of 14.3 acres of vacant property northeast of the intersection of North State Highway AB and State Highway EE. Shortly after, Larry and Jaquelyn Gray, who own property directly across AB from the property, asked the Greene County Associate Circuit Court to review and reverse the rezoning. The rezoning allowed for smaller lot sizes for a portion of a new single-family subdivision, dubbed Auburn Meadows. The rezoning was sought by Springfield Councilman Derek Lee, the owner and developer of the property through the Willard80 LLC. While the initial legal action filed by the Grays did not include Lee or his LLC, at a hearing on Tuesday, Sept. 29, he was approved to intervene in the case without objection from either party. The motion to allow him to join the case noted that as the property owner Lee has obvious interest in the matter, the undoing of the rezoning would require him to spend additional resources and without his involvement in the case, his interests would not be properly represented or defended.

Springfield Plaza developer asks for changes, extension of TIF deal
West Springfield has seen a boom of development, bringing in new retailers, such as Dutch Bros and the new larger Target , to the metro area. The shopping center along West Sunshine Street, dubbed Springfield Plaza, houses Petco, Michaels, Jimmy John's and other retailers and includes a tax increment financing (TIF) district to reimburse the development for public improvements. With half of the area still awaiting construction, the developer is asking for changes to the original TIF deal. The TIF applies to the full 96 acres near the southwest corner of Sunshine and West Bypass, though it is split into two redevelopment project areas. The first, where the primary shopping area is now built out, spans nearly 36 acres and includes 194,000 square feet of retail and commercial uses. The second includes the remaining 60 acres just south of this area and has remained undeveloped. This second area has four development-ready parcels. The TIF allows incremental increases in property tax revenue to be captured and redirected toward improvement projects within the district's boundaries. TIFs are used to support redevelopment of blighted property that would not be possible if not for the incentive. The Springfield Plaza TIF was first approved in

Springfield can grow without giving up affordability
For decades, Springfield’s affordability has been a key part of our economic appeal. For an employer, it makes capital investment more manageable and provides a competitive edge in attracting and retaining talent. For a family, it can mean the difference between making ends meet and having room to get ahead. Those are two ways of looking at the same advantage, and it’s an advantage we need to last.
