Harris Ranch's town center bails on office buildings. Here's what's coming instead
The developer behind Harris Ranch’s long-awaited town center is swapping offices for apartments, a move they say reflects how times have changed in the 20 years since the Barber Valley development first took shape. California developer High Rhodes is seeking to trade out a half-million square feet of workspace in favor of 309 additional apartments atop stores in the 20-acre mixed-use parcel, partner Brad Hillgren told some 60 residents at a Barber Valley Neighborhood Association meeting Monday night. The updated plans swerve from past iterations for the three-block span between Warm Springs Avenue and Wolf Tree Street. But the core concept — public space, retail, apartments and town homes — remains intact six-plus years into High Rhodes’ involvement. The new concept would nearly double the number of apartments planned for the development. High Rhodes previously conceived of 316 apartments around “food-focused” retail spaces bound by a hotel to the south and 66 town homes to the north, High Rhodes partner Steven Hillgren told the Statesman in May . In between, a pedestrian avenue will link the two ends — and their small public parks. “This has always been a little bit of a crystal-ball exercise,” said attorney Hethe Clark, representing

Micron expansion will impact all sectors of Treasure Valley real estate
BOISE — Micron’s $50 billion expansion loomed large over Colliers’ annual commercial real estate conference, Outlook . Company leaders who participated in the real estate provider’s Wednesday afternoon panel, who analyzed key drivers of the local industry, heard the tech giant’s latest move — which is projected to create nearly 18,000 new jobs in the Treasure Valley — as leaving a significant footprint on the area’s market. “There’s a reason (Micron) is brought up in almost every conversation that I have in my office in regards to industrial real estate,” Michael McNeight, partner in industrial brokerage services, said. “A $50 billion investment in Boise, the construction of two leading-edge semiconductor fab plants, and the creation of thousands of direct Micron jobs.” But he’s seen increased demand across every industrial product type, from distribution to storage facilities. Ben Galanos, Colliers Idaho’s property management director, said that he was seeing a higher demand for vendors and an increase in contractor and common-area maintenance costs. “Micron is adding a lot of jobs, and then as all these vendors and suppliers move here and open up offices here, that’s more and more employment opportunities that we’re going to see,” managing partner Jim Shipman, the

Fred Meyer announces second location in Caldwell
CALDWELL — Multi-department retailer Fred Meyer has announced that it will be building a second store in Caldwell as construction nears completion for its first location. After going nine years of not opening a new location, Fred Meyer broke ground in March for its $64 million store located off Middleton Road and Highway 20/26. Back then, Fred Meyer President Todd Kammeyer told the Idaho Press that the company was exploring building a second location in Caldwell and said that the company loves to be in areas that are experiencing growth. The second location will be at the northeast corner of Karcher Road and South Indiana Avenue with plans to open in 2028. This time, the future store has a combined investment of more than $100 million between Fred Meyer and Westland Development. “Caldwell and the surrounding communities continue to experience tremendous growth, and we’re excited to invest in this area’s future,” Kammeyer said. As part of an approximately 60-acre master-planned development by Westland Development called Karcher Commons, the new store and fuel center will lead as the frontrunner of retailers that will be coming to the fast-growing area. The mixed-use development was approved by the Caldwell City Council in 2023
