The summer season is weeks away and rentals in the Hamptons are going fast , but if you’re torn between an idyllic weekend escape and a primary residence, this Sag Harbor home could be the solution.

Asking a cool $20 million , the stately property on West Water Street is part of a trio of luxury units by J. Bialsky Premiere Design and Development. One of the units reportedly belongs to Jay Bialsky, while another was acquired as an empty shell several years ago by nightlife impresario and real estate investor Michael Hirtenstein. The remaining unit, Residence B, as it’s known, has technically been for sale since 2021, when it was under construction, but you could still be the first to live there, according to the listing, which is held together by brokers Tal Alexander and Frederick Wallenmaier of OFFICIAL.

The contemporary home spans a roomy 11,723 square feet over three floors and features a private deep-water marina with two boat slips and access to its own private beach, which you’ll no doubt be thankful for come summertime. And, if you’re not into boating or sand in your bathing suit, the sleek waterfront retreat offers a sprawling rooftop terrace with epic sunset views and an outdoor kitchenette. Other highlights are an elevator, a home gym for fitness enthusiasts, and a four-car garage on the ground level.

A wall of glass in the ground-floor sitting room frames bay and bridge views.

The glass-box gem was crafted with the help of the award-winning Manhattan-based firm Andre Kikoski Architect . With eight bedrooms and nine-and-a-half bathrooms, there is plenty of space to accommodate a large family and/or a slew of weekend guests.

The first level sports a simple, functional layout that prioritizes indoor-outdoor living. Here, you’ll find four spacious guest suites, two of which lead out to a porcelain terrazzo terrace. Elsewhere, a sitting room is kitted out with floor-to-ceiling oak dividers and a swanky marble glass fireplace.

Upstairs, there are two additional guest rooms, plus a study, along with the primary suite. The latter has direct access to a large deck, plus an ensuite bath complete with a free-standing soaking tub and a glass-enclosed shower encased in lavish finishes such as granite countertops. The massive walk-in closet is a coveted bonus.

The light-filed primary suite has open views over the bay and a massive fireplace clad in black marble.

Unconventionally, but to the benefit of the panoramic views and cool breezes off the water, the top level is where the home’s main living and entertaining area is located. The open-plan space offers a gourmet kitchen with dark wood and Calacatta marble accents, a spacious dining area, and a large lounge.

“There will never be another opportunity to buy something like 2 West Water Street in the heart of Sag Harbor,” Alexander told Robb Report . “The home cannot be replicated due to the village’s code; it’s truly a one-of-a-kind property.”
