Chambersburg's Southgate sold to apartment-building developer

A York-based real estate development company plans to invest $40 million to build six, three-story apartment buildings with a total of 178 residential units in what is now Chambersburg's Southgate shopping center. Chambersburg Town Council approved a sale agreement on Monday, Nov, 2, between Inch & Co. and the Chambersburg Area Municipal Authority, the volunteer board that owns the westside shopping center. The sale, which is for the remaining 69% of the approximately 14-acre property, puts the borough's long-sought dream to redevelop the struggling retail district into a mixed-use neighborhood on the road to reality. Inch & Co.'s plan aligns with a concept a borough committee developed with stakeholder input, which envisioned multi-family residential buildings rising in what is now a largely unused parking lot. The agreement also requires the development company to take over the commercial spaces and leases. "By the end of 2028, this will be completely done," said Joe Eisenhauer, vice president of development for Inch & Co. What will the redeveloped neighborhood look like? Eisenhauer said he had seen the borough's request for proposals a number of years ago. It was not the right time for the company then, but today "it's the perfect fit," he

PA Auctions Off Former Rockview Items

A wide array of surplus items from the recently shuttered Rockview State Prison in Centre County, has officially hit the auction block, even as the ultimate fate of the facility’s thousands of acres of valuable real estate remains fiercely contested. The online liquidation, hosted on the Pennsylvania Department of General Services website, features everything from industrial power tools and office desks to a prison basketball hoop. Following the closure of the historic Centre County institution, the Pennsylvania Department of Corrections conducted a comprehensive inventory of the prison’s assets. State officials prioritized transferring reusable equipment to neighboring facilities, including the nearby SCI Benner Township, before handing the remaining surplus over to General Services for public sale. The sale comes amid a total standstill regarding the future of the massive state-owned footprint. While a portion of the property has already been earmarked for absorption by SCI Benner, the destiny of the remaining thousands of acres is fueling intense local speculation. Area stakeholders view the site as a premier development opportunity. Local real estate experts have described the vacant expanse as potentially the most valuable piece of real estate in the Commonwealth, comparing the open acreage to a “clean canvas” for future builders and planners.

Nittany Antique Machinery Association Launches Fundraising Campaign to Purchase Its Own Property

Facing an uncertain future for its longtime leased space at Penn's Cave and Wildlife Park , the Nittany Antique Machinery Association has launched a fundraising campaign to acquire its own permanent home and create an affordable community space for other organizations. The association is looking to raise $800,000 to secure a property, saying it "has reached a point where it can no longer depend on the uncertainty surrounding its relationship" with Penn's Cave, where it has hosted its antique machinery shows for 51 years. "Despite efforts to negotiate a mutually agreeable lease renewal under the terms of its existing agreement, NAMA believes the discussions have not reflected the good-faith negotiations necessary to provide the Association with a stable and sustainable future," the association wrote in a news release. William Burnett, attorney for NAMA, told StateCollege.com that the organization has identified a potential property, but that they were not ready to disclose the location until it is under contract. "Discussions have gone well between the seller and the team at Yocum Realty," Burnett said. NAMA's current five-year lease expires at the end of this year and the organization previously said it had notified Penn's Cave in August that it planned to
