255 apartments units proposed for former Worcester supermarket site

WORCESTER – After two decades of speculation over the future of a large Mill Street lot across from Coes Reservoir, the owner has come forward with plans to build a housing complex with 255 units across seven buildings. The lot at 195 Mill St. was once home to the Big D chain and Price Chopper. The property has remained vacant for two decades after the grocery stores left, with the 32,000-square-foot building they left behind deteriorating into an eyesore and a significant topic of conversation during past election years. The building was torn down in October 2023 by the owner Worcester Mill LLC, a holding company that is part of Plaza Properties, which redeveloped the Lincoln Plaza shopping center. The company is headed by Sam Adams, whose family formerly owned the Big D supermarket chain. Blueprints Worcester Mill LLC submitted with the Zoning Board of Appeals show three five-story buildings and four four-story buildings. The 255 units will include studios, one-bedroom and two-bedroom apartments. The plans also include 389 total parking spaces, including 85 compact spaces, 39 electrical vehicle spaces, 39 electrical vehicle-ready spaces and 16 accessible spaces. The owners will appear in front of the Zoning Board of Appeals

Looks like starter homes will remain in illegal in much of Massachusetts

In Wellesley, Massachusetts, it is basically illegal to build a starter home, and it looks like it will stay that way. The voters of Massachusetts appear to have rejected a measure that would have overridden local laws that ban modest lots. This sounds like an arcane battle between state law and local zoning regulations, but […]

The petition was filed on October 27. On November 2, the Town Council referred it to the Planning Board to evaluate it and decide whether to hold a public hearing to advance the request. Springfield Estimate Counts 1,128 Homes With Deceased Owners

Unresolved ownership can leave vacant homes stalled, making repairs or sales difficult to pursue. Gerry McCafferty, who works on Springfield's housing policy, said unresolved ownership issues are complicating the Maynard Street property's path forward, according to MassLive. Dina Fein, a former Massachusetts Housing Court judge who began helping nonprofits and municipalities redevelop vacant homes in 2021, described a recurring connection between vacancy, deterioration, and complicated ownership. “There seems to be overlap between vacant, abandoned, deteriorated properties” and homes tied up in probate, informal family ownership, or poorly documented transfers, Fein said, per the same report.

A New Chapter for Local Banking

How Beacon Bank is strengthening—and scaling up—what a community bank can do for the Berkshires. When Berkshire Bank's green signs quietly changed to Beacon Bank, the Berkshires braced for a familiar story: a homegrown institution swallowed by something bigger and even more removed. In fact, going bigger is bringing the bank closerto its roots. The merger, driven by CEO Paul Perrault, has strengthened the bank’s local focus, creating a regional institution that maintains a hometown, neighborhood feel.
