Ekos on Evans opens amid affordable housing shortage
The latest affordable housing community to open in Fort Myers, Ekos on Evans, is part of a wave of income-restricted multifamily developments in the area. Yet their growing availability lags behind demand for affordable housing — where gross rent, which includes utilities, is no more than 30% of a tenant’s income.

Luxury Naples estate sets new record of $19 million in The Moorings
The Moorings in Naples has a new record home sale. A renovated single-family residence at 275 Spring Line Drive sold for $19 million, besting the previous record of $18.3 million — set in January. Andrew Christopher, a luxury properties specialist with William Raveis Real Estate in Naples, represented the sellers. "The home was briefly listed at the end of last season and withdrawn this summer when my client received an off-market offer from another agent in my firm," he said. "Setting a record for the highest-priced sale in the history of The Moorings during the off-season sets the stage for what I believe will be a very busy 2027 sales season for the luxury Naples market." The Moorings is tucked between U.S. 41 and the Gulf. The 730-acre neighborhood features single-family estate homes and mid-rise luxury condominiums. Many homes sit on deep-water canals with private docks and easy access to the Gulf via Doctors Pass. Nearby Port Royal, Naples' most exclusive and expensive waterfront enclave to the south, also experienced a record off-season, and it "typically acts as the igniter for surrounding areas to the north and east," Christopher said. While he didn't share much about the buyers involved in

A Mystery Buyer Has Spent $311 Million Assembling a 19-Acre Waterfront Estate in Naples
Someone has spent $311 million buying up a stretch of Gulf-front property in Naples, Florida, though exactly who—and what they intend to do with it—remains a mystery. The purchases span nearly 19 acres along Gordon Drive in the Port Royal neighborhood, in one of the country’s most expensive residential enclaves. The Black Rock Coffee Bar Founders Are Selling Their 40-Acre Oregon Ranch for $10.9 Million According to the Wall Street Journal , the buyer first paid $225 million in 2025 for a roughly 15-acre compound previously owned by Canada’s DeGroote family. The purchase covered three contiguous properties and set a record for the largest residential sale in Florida’s history. Fourteen months later, the buyer returned for a neighboring property, paying another $86 million to Ralph and Shelly Stayer, minority owners of the Milwaukee Brewers baseball franchise. Both purchases were made through a land trust, with nondisclosure agreements keeping the buyer’s identity under wraps. There are already signs that the existing residences may not be around for long. According to The Real Deal, demolition permits have been sought for the sites, and the city has approved the removal of several structures, including homes and guesthouses. Applications for new construction, however, are
