New Canopy homes debut as Core City project prepares major expansion
The latest batch of architecturally distinct residential duplexes have opened in Detroit developer Phil Kafka's Core City Project, which could nearly double in size in coming years under a new master plan. The units are Phase Two of The Canopy, a set of a dozen duplexes containing 24 units of rental and for-purchase housing that is situated at 15th Street and West Forest Avenue. The project expands the total number of new residences within the village-like Core City development to 53, of which eight are privately-built houses. Kafka's real estate and development firm, Prince Concepts, began the overall development 10 years ago in an area of Detroit — Warren and Grand River avenues, an area known as the Core City neighborhood — that hadn't seen much development in decades. Besides housing, the development includes a mix of restaurants and businesses, including Bev's Bagels, the Barda and Puma restaurants, 313 Brazilian Jiu Jitsu and a bakery, Nuvrei MC, that recently opened in the former space of Cafe Prince. The Canopy residential duplexes are highly unique in appearance and were designed by Los Angeles-based architect Edwin Chan, who is a former design partner of the late architect Frank Gehry. Vacant Birmingham gas station site getting $8M makeover
A long-vacant former gas station site at Woodward and Quarton in Birmingham is getting an $8 million makeover to become a local company's headquarters. Why it matters: The highly visible property near Birmingham's border with Bloomfield Hills has sat undeveloped for decades, in part because of the cost and complexity of cleaning up the site. Driving the news: InvestWise Financial , a local wealth management firm with about 25 employees, plans to build a three-story, 9,300-square-foot HQ on the property. Plans call for a glass conservatory and a 1,200-square-foot rooftop terrace overlooking Woodward. The firm recently broke ground and targets a July 2027 opening. The backstory: Environmental issues have complicated redevelopment efforts. The site's underground tanks were removed after the gas station was demolished, but InvestWise later removed and replaced soil as part of the cleanup. What they're saying: "We just envisioned a beautiful building being there, kind of the gateway to Birmingham," managing partner Brandon Moore tells Axios. Worth noting: InvestWise considered public incentives for the environmental cleanup but determined they didn't make sense for the project, Moore says.
