These 2 Pennsylvania suburbs were named among the best places to live in US in 2024

A pair of Philadelphia-area communities were recently ranked among the best places to live in the U.S. in 2024.

The latest report comes from Niche, a Pittsburgh-headquartered rankings and review site that covers K-12 schools, college and universities and neighborhoods across the country. In its 2024 “Best Places to Live in America” rankings, Niche considered factors including the cost of living, education in the area, public school quality, diversity, crime and safety, weather, employment rates, walkability and more.

Only Florida, Virginia, Missouri and Georgia join Pennsylvania with at least two representatives among the 25 best places to live in 2024, according to Niche’s report.

Houserville earned an A+ overall grade en route to becoming the top-ranked community in Centre County . Other local A+ communities topping Niche’s latest rankings include Boalsburg, Park Forest Village, Pine Grove Mills and State College.

Chesterbrook in Pennsylvania

Notably not a town, Chesterbrook is a census-designated place in Chester County in the Philadelphia suburbs. It earned the No. 3 spot among Niche’s best places to live in the U.S. in 2024.

Chesterbrook checks in with a population of roughly 5,428 people, according to the review site. It received an A+ overall grade with high marks for public schools (A+), family appeal (A+) and housing (A).

The median household income in Chesterbrook is $135,849 , according to the latest data from the U.S. Census Bureau. Niche says homes in the Chesterbrook area have a median value of $406,200, up significantly from the national media ($281,900).

Nearby attractions in Chesterbrook include nearby Valley Forge National Historic Park and the King of Prussia Mall, which is considered the third-largest shopping mall in the U.S.

Ardmore in Pennsylvania

Another census-designated place, this community is roughly split in half between Delaware and Montgomery counties just west of Philadelphia. Ardmore claimed the No. 12 overall spot in Niche’s 2024 “Best Places to Live in America” rankings.

Ardmore received an A+ overall grade with high praise for public schools (A+), family appeal (A+) and nightlife (A), but received lower marks for diversity (B+), weather (B-) and cost of living (C+). The community holds a population of roughly 14,075, according to the latest Niche estimate.

The U.S. Census Bureau reports a median household income of $117,997 for Ardmore. Niche says homes in the area have a median value of $424,100, while the median rent in the area is roughly $1,615 per month (up from $1,268 nationally).

Ardmore sits roughly 9 miles from Philadelphia’s Center City district and is located within the Philadelphia Main Line , an informal group of suburbs located along what was once the Pennsylvania Railroad’s Main Line. Wealthy communities like Villanova, Radnor, Haverford and Gladwyne are found in the area.

2024 Best Places to Live

According to its methodology report, Niche produces its “Best Places to Live” rankings to help provide “a comprehensive assessment of the overall livability of an area.” Data is sourced from the U.S. Census Bureau, the Bureau of Labor Statistics and more, with cost of living and high education rates leading all considered factors in grading weight.

  9. Harbour Island (a neighborhood in Tampa, Fla.)
  10. College Terrace (a neighborhood in Palo Alto, Calif.)
  11. Brookline (a suburb of Boston)
  12. Ardmore (a suburb of Philadelphia)
  13. Johns Creek (a suburb of Atlanta)
