Walden Center in Lee County has sold, giving the Bonita Springs office property a new owner for the first time in 29 years. The two-building property at 24301 and 24311 Walden Center Drive sold for $15.35 million. The investment firm Bluestone Terra Partner bought it for a local family office.

Naples virtual offices command nation’s highest prices
Naples entrepreneurs, remote executives and business owners are paying the highest prices in the U.S. for an office that has no square footage, desks or furniture. A recent study by CoworkingCafe, a listing directory for flexible workspace solutions that’s part of the Yardi commercial real estate research platform, found Naples tied with Knoxville, Tennessee, for the nation’s most expensive virtual offices, with a median starting price at $225 monthly — roughly 26% above the $179 national median.

EōS Fitness property in Fort Myers sells for $14.3M
A newly built EōS Fitness property in Fort Myers sold for $14.3 million, SRS Real Estate Partners announced. The 42,500-square-foot building is at 10560 Colonial Blvd., in The Shops at Pelican Preserve on the south side of Colonial Boulevard near Colonial Country Club Boulevard. Built in 2026 on 2.36 acres, the property has a 20-year, absolute triple-net lease backed by a corporate guarantee. The shopping center already includes Pizza Hut and Supercuts, with additional retail space planned as part of its expansion. SRS Capital Markets’ Patrick Nutt and William Wamble represented the Florida-based developer that sold the property. The buyer, a Florida-based investor completing a 1031 exchange, was not identified.
