Locals Are Quietly Moving To This Sleepy Florida Town Where Rent Still Starts Around $800

There’s a town in the middle of Florida where the rent is still reasonable, the bowling alley is still open, and nobody is in a particular hurry to do anything. That town is Wauchula, and if you haven’t heard of it yet, you’re about to understand why a growing number of people are quietly packing their things and heading to Hardee County.

Sarasota County walks away from $18.1M waterfront deal

A prime piece of waterfront property near Siesta Key will not become a Sarasota County park after all. Sarasota County will terminate its controversial $18.1 million contract to purchase the now-vacant Boatyard Village property on Stickney Point Road because the seller could not provide clear title. The Sarasota County Commission voted 3-2 on Nov. 4 to terminate the contract for the 2.04-acre waterfront property on Little Sarasota Bay, with commissioners Joe Neunder and Mark Smith in dissent. Without clear title to the property, and with looming fiscal constraints as the county deals with the impact of Amendment 3, Commissioner Teresa Mast and Commission Chairman Ron Cutsinger said they could not support moving forward with the purchase. “If we don’t have a clear title, then I’m not an interested party,” said Mast, who made the motion to terminate the contract. “I’m not interested in continuing any further discussions or any further options until there’s a clear title.” Cutsinger noted that when commissioners approved the contract May 5, they were unaware of a federal waterfront easement issue affecting the property. “I don’t want to be the one to try to buy something like this and still have uncertainties,” Cutsinger said. Marcus & Millichap facilitated the sale of a net-leased Mister Car Wash property in Port Charlotte, FL for $6.01 million. “The combination of 100 percent bonus depreciation, an absolute NNN lease, and a long-term corporate-guaranteed income stream made this a highly sought-after offering,” said Dominic Sulo, senior managing director, Marcus & Millichap. “Investor demand for tax-efficient net lease investments remains strong, particularly in high-growth Florida markets where demographic trends continue to support long-term real estate fundamentals.”

Target plans new store in growing eastern Lee County

Target has secured land in eastern Lee County for a new store. Property records show Target Corp. purchased a nearly 21-acre site on the doorstep of Lehigh Acres, along the high-growth State Road 82 and Daniels Parkway corridor. The deal closed on Oct. 28. The price was $9 million for a future location at Creekside Marketplace, one of two shopping centers planned by The Sembler Company, based in St. Petersburg, Florida, in the same booming area. The dual retail centers are near the sister Timber Creek and Daniels Creek communities developed by Lennar, which will have a little over 2,900 homes. "The project represents a vital retail milestone for the rapidly expanding submarket bridging unincorporated Lee County and the western edge of Lehigh Acres. Positioned near the strategic convergence of State Road 82 and Daniels Parkway/Gunnery Road, Creekside Marketplace is designed to address the immense residential influx and rooftop growth that has surged across the corridor in recent years," said Paige Rausch, a commercial real estate and land analyst at Aslan Realty Advisors in Fort Myers. Situated on about 41 acres, Creekside is a planned 250,000-square-foot retail and medical-office destination with 11 outparcels. The planned development reflects Sembler’s longstanding approach:

My neighborhood is not your hotel

Why do we have residential zoning if a house in a quiet neighborhood can become a commercial lodging business?. People buy homes in Cape Coral to live, raise families, and enjoy some peace. Yet an absentee owner can buy the house next door and rent it to a revolving door of vacationers. Some guests are considerate. Others party until 2 a.m., leave dogs barking, and depart before the neighbors recover a decent night’s sleep.
