Belle Terre residents to weigh in on new Kroger store in Gluckstadt
Belle Terre community members are about to decide the future of a proposed 87,000-square-foot supermarket in Gluckstadt . National grocery chain Kroger is looking to build a new store at Bozeman Road but will need the approval of Belle Terre residents, who own the right to block large business spaces in the area. According to Gluckstadt Planning and Zoning Commissioner Caine Dearman, there is a restrictive covenant due to a previous lawsuit on the proposed 39-acre lot at the southwest corner of Bozeman Road and Gluckstadt Road. In 2014, the Mississippi Couty of Appeals overturned Madison County’s decision to rezone the parcel in a dispute with residents, leading to developers reaching a concession with homeowners. That covenant restricts the type of buildings that can go on the property, capping large businesses at 30,000 square feet without the approval of residents in Belle Terre. Homeowners can grant a waiver, but developers would need at least 55% approval of the Belle Terre residents in the subdivision on the southeast side of the intersection. Efforts to contact Gluckstadt Mayor Walter Morrison and property owner Ginger Edwards proved unsuccessful, but Dearman said the proposal hasn’t officially been brought in front of the city. The
