    Hotel Planned Near State College Airport

    A new hotel is in the works near State College Regional Airport.

    The four-story, 96-room hotel would be located along Fox Hill Road, just west of the Bernel Road intersection and about a mile and a half from the airport, according to a revised final land development plan recently submitted to Patton Township.

    While the brand has not been publicly disclosed, the ownership group pursuing it plans for it to be a long-term-stay hotel, Mark Toretti, of project engineer PennTerra, told the Patton Township Planning Commission on Monday night.

    The hotel is part of phase 2 of the 60-acre Nittany Valley Sports Centre Master Plan approved by the township in 2016. Phase 1 included the Centre itself, as well as the Kingston Village townhomes.

    Plans include 112 parking spaces at the rear of the hotel and a porte-cochère drop-off area at the front.

    Construction also would include an internal private road system with connections to an existing right-in, right-out entrance on Fox Hill Road and a full-access entrance on Bernel Road.

    "This is really the first part of development of this [phase 2] area and it’s going to have some infrastructure costs with regards to that roadway and [extending] the sanitary sewer, but it will start getting this area moving," Toretti said.

    Phase 2 also shows pads for restaurant, office and warehouse uses, but nothing has been planned for those sites to date, Toretti added

    For the hotel development, sidewalks also would be installed along the access drive, around the building, along Fox Hill Drive and down Bernel Road, connecting with other sidewalk in the master plan site.

    The Centre Region Planning Agency recommended, and planning commission members concurred, that the developers should consider a shared-use path in lieu of sidewalks.

    Township Manager Amy Farkas said the developers have been asked to consider working with developers of the neighboring Kradel property on traffic access. Aptitude Development submitted a sketch plan in 2023 for a project at 147 Kradel Lane, off of Fox Hill Road, for two industrial buildings, multi-family housing consisting of detached and townhome unit types and a clubhouse.

    The Kradel property is not part of the Nittany Valley Sports Centre Master Plan and is not affiliated with the hotel developers.

    While the hotel will not require a traffic signal, a land development plan for the Kradel property has not yet been submitted, and it's not known if a transportation study will find it requires a signal. If it does, Farkas said, a central location for the traffic signal may be beneficial to both properties because the hotel as currently planned only has right-in, right-out access on Fox Hill Road.

    The developers "agreed to have a conversation," Farkas said, but they cannot be required to collaborate on the access point.

    The hotel is one of at least seven in various stages of planning or development around Centre County.

    Preliminary work is scheduled to begin May 13 State College Town Centre project on the 200 block South Allen Street, which will include a 161-room Canopy by Hilton Hotel expected to open in early 2026.

    Elsewhere in State College Borough, developers have submitted plans for a nine-story, 64-unit condominium hotel at the corner of West Beaver Avenue and South Atherton Street

    In College Township, construction on a 101-room Holiday Inn on Dreibelbis Street appears to be nearing completion after a long delay.

    In Benner Township, a 98-room Tru by Hilton is planned for the Benner Pike , and nearby a yet-to-be-named 107-room hotel has been proposed along Amberleigh Lane and Benner Pike.

    The long-discussed Bellefonte Waterfront project , which is slated to include a 60-room boutique hotel, might begin construction this year.
