Zoning permission does not finance housing
Oak Park’s Shape Oak Park debate must confront an unavoidable fact: The economics do not work as presently proposed. The village’s financial feasibility study concludes that the proposed zoning changes are unlikely to produce near-term development without incentives or reduced costs. It estimates financing gaps of $110,000 to $220,000 for neighborhood multifamily projects, $90,000 for an accessory dwelling unit and $3.5 million for a 24-unit corridor building. At typical acquisition prices, the neighborhood gaps rise from $460,000 to $570,000.
