    Who pays the most taxes in Norwich? Here are the city's top 10 taxpayers

    Nine of the top 10 highest taxpayers in Norwich for the 2022 assessment are still in the top 10 for the 2023 assessment, with only The Mashantucket Pequot Tribe not in the top 10 this time.

    As assessed in October, Norwich’s net grand list is $2.872 billion, with real estate making up $2.405 billion. In 2022, the net grand list was $2.135 billion, with $1.66 billion in real estate.

    For 2023, the town consolidated district’s net assessed value is $1.8 billion, with $1.5 billion being real estate. In the city consolidated district, $1 billion is the next assessed value, with $850 million being real estate.

    Below are the top 10 highest taxpayers in Norwich. All data in this article comes from the Norwich Assessor’s office, unless otherwise stated:

    1. Computer Sciences Corporation, 100 Winnenden Road

    • Real Estate: $7.727 million
    • Personal Property: $19.422 million
    • Total: $27.150 million
    • 0.95% of the Grand List
    • Prior Top 10 Placement: 1

    This data center has two properties registered with the city, a piece of vacant land, and a 260,468 gross square foot facility.

    2. TKG Norwich d/b/a Norwichtown Commons, 42-44 Town St.

    • Real Estate: $20.379 million
    • Personal Property: $14,260
    • Total: $20.393 million
    • 0.714% of the Grand List

    Once the Norwichtown Mall, the Norwichtown Commons is a strip mall that includes a Stop & Shop, Planet Fitness, and small restaurants. It has a 363,238 gross square footage.

    3. Bob’s (CT) QRS 16-25 INC, 72 Jewett City Road

    • Real Estate: $12.832 million
    • Personal Property: $3.436 million
    • Total: $16.296 million

    On the edge of Norwich by the Lisbon town line is this Bob’s Discount Furniture Warehouse, a large lot with warehouses and plenty of trucks outside to carry furniture to customers. Across multiple buildings, there is 1.3 million gross square footage at the facility.

    4. Hills LLC, 285 Taftville-Occum Road

    The Hills at River View are a group of townhouses overlooking the Shetucket River, near the main residential area of Taftville.

    According to Norwich Assessor Bill Lee, Hills LLC was in the top 20 taxpayers in 2022, with an assessed value of nearly $9.2 million. The increase in 2023 is because apartments in general increased in value in 2023, and because the complex has a deferred assessment arrangement with the city, and in 2023, only three buildings continue to be a part of the deferred assessment.

    5. Connecticut Light and Power

    While it is listed as Connecticut Light and Power, Eversource Energy owns cables, conduits and pipes through the city.

    While only a few of the buildings are visible from the street, there are many buildings in the Thamesview Apartment complex. The gross building area is 345,060 square ft.

    7. U.S. Foods Inc., 222 Otrobando Avenue

    • Total: $11.918 million

    U.S. Foods is a national company, based in Arizona, that supplies food to restaurants, hospitals and more. The Norwich facility has a square footage of 322,828.

    8. Norwich Realty Associates, LLC, 624 West Main St.

    • Personal Property: $7,220
    • Total: $11.244 million
    • 0.394% of the Grand List
    • Prior Top 10 Placement: 6

    This company owns the Marcus Plaza on West Main Street. Some of the larger occupants include Shop Rite and TJ Maxx. There’s also a Hartford Healthcare walk-in clinic, and restaurants among the tenants. The gross area of the main building, plus the smaller building in the parking lot, is 270,624 square feet.

    9. Plaza Enterprises, 113 Salem Turnpike

    • Real Estate: $11.155 million
    • Personal Property: $1,840
    • Total: $11.156 million
    • 0.39% of Total
    • Prior Top 10 Placement: 7

    The Great Plains Plaza includes larger business, like Jo-Ann Fabric and Renegade Fitness, though the plaza is only readily seen from the highway. On Salem Turnpike, it’s hidden behind the McDonalds and Dunkin Donuts next to each other. The gross area is 51,328 square feet.

    10. Nordson EFD LLC, 10 Connecticut Avenue

    • Real Estate: $0
    • Personal Property: $10.83 million
    • Total: $10.83 million
    • 0.379% of the Grand List
    • Prior Top 10 Placement: 9

    Nordson EFD is a plastics manufacturer in Norwich, using injection molding and making packaging for fluid products. The gross area is 426,560 square feet.
