Senior affordable housing construction to begin

LLOYD, N.Y. ( NEWS10 )– Construction of new senior affordable housing in the Town of Lloyd will soon begin. The 57-unit development will include 29 apartments set aside for homeless seniors, providing access to social services and public transportation.

The $22 million construction of Silver Gardens continues New York State Homes and Community Renewal’s efforts to create affordable housing in Ulster County. It’s also part of Gov. Kathy Hochul’s $25 billion comprehensive Housing Plan.

The three-story building, consisting of 57 one-bedroom apartments, will be reserved for New York residents who earn 60% or less of the area’s median income and are 62 years old or older. Seniors eligible for the reserved homeless housing will have access to supportive services and rental subsidies through an Empire State Supportive Housing Initiative award.

The designed apartments will incorporate sustainability by using Energy Star appliances. Amenities will include a community room, high-speed broadband, laundry room, outdoor patio, and more. The developer is RUPCO with Girondini LLC as co-developer.

New York State Health Commissioner James McDonald said it’s important for New York residents to live in safe, affordable, and comfortable communities. “I thank Governor Hochul for investing in housing that will enable seniors who are experiencing homelessness or living with a chronic illness to thrive in their own homes with access to crucial supportive services as well as nearby parks that will help encourage active, healthy living.”

Funding

  • $10.5 million in Federal Low-Income Housing Tax Credits
  • $7.1 million in subsidy from New York State Homes and Community Renewal.
  • $427,000 provided by the Clean Energy Initiative
  • $1.4 million provided by the Community Preservation Corporation
  • $600,000 provided by Ulster County American Rescue Plan Act funds
