Three Twelve at The Cascade prepares for vertical construction
SOUTH BEND — Three Twelve at The Cascade is preparing to start vertical construction on Phase II of The Cascade riverfront mixed-use condominium and office development. In 2025, The Tribune was told construction on the second phase was to begin by November or December of that year. Nearly a year later, the project’s tower crane has been installed, signaling the start of vertical construction. “Building on the success of the adjacent sold-out Phase I community, the new eight-story tower expands The Cascade project’s driving vision of ‘Next Level Living’ on the East Bank riverfront,” according to a press release. “The development combines contemporary architecture, designer-curated finishes, and premium amenities with walkable access to recreation, culture, dining, and entertainment.” The estimated $50 million riverfront condo-building at 312 E. Colfax Ave. will be the second building for The Cascade, a development by Wharf Partners LLC, a partnership of Frank Perri and three brothers — Philip Panzica, Thomas Panzica and William Panzica, all with other companies that are unaffiliated with the LLC, The Tribune previously reported. Construction on Phase I began in 2018, marking a new era for vacant former Wharf restaurant that closed in 1996. The building received its certification of occupancy
