Jackson's big building boom spurred by outside investors, affordable housing policy
JACKSON — Outside investors have set their sights on Jackson, paving way for development at a scale unseen in the town’s history — in part because of policies intended to promote affordable housing development. That’s according to town of Jackson Planning Director Paul Anthony, who told town councilors as much on Oct. 20. The town has approved more large developments in the past five years than it has at any point in Jackson’s history. “We have been discovered by Wall Street,” he said. “In terms of real estate funds, Jackson as an investment is as good as anything on the market.” When Town Councilor Jonathan Schechter asked what led to the shift, Anthony said the town adopted policies to incentivize developers to propose dense projects as a way to address the housing shortage. “The market absolutely responded,” Anthony said. As Anthony walked through his explanation, Schechter reiterated the premise to him. “We were concerned about affordable housing, and so we took steps within our land development regulations to increase density,” Schechter said. “Now the question is, did we get that right? Did we overshoot?” The town’s 2-for-1 bonus is one policy that has led to larger buildings, Anthony said. The

DW Investors to complete housing community on Jefferson Avenue later this year
POCATELLO — A new housing community on Jefferson Avenue is nearing completion and is anticipated to be finished by the end of the year. Jake Tracy, general contractor with Tracy Homes and Development, said the housing community was the idea of DW Investors, which has been working to provide more housing in the Pocatello area for the past few years. "He found this piece of land and it's taken about three years to get it pushed through to this point," Tracy said. This development, which is named the Steel Hollow Cottage Community, is expected to be completed in November or December of this year, depending on weather conditions. "Everything's been moving along at a pretty good pace," Tracy said. Workers on the project are finishing up the drywall portion and they are now starting on the steel work. "We're getting to the point where he wants to start preleasing," Tracy said. "People can be ready to come in here when they're complete." Renderings of the completed houses are available online at thesteelhollow.com. "They're really accurate to how they're going to finish," Tracy said. "They're actually pretty cool 3D renderings."
