An Atlanta developer says a roughly 736-acre tract in northwest Georgia slipped out of his grasp, and for just $1. Developer Joseph Daniell filed a 14-count complaint in May in Chattooga County Superior Court alleging fraud, civil conspiracy and a slate of related claims tied to a planned 171-home subdivision atop Little Sand Mountain. Developer looks to build 220 houses at mobile home park site
The Woodstock City Council will consider a request in August from a developer who is seeking to replace a mobile home park with a 220-home neighborhood. On June 16, the Cherokee County Board of Commissioners discussed a request from Weekley Homes, LLC to annex about 31.47 acres at 200 Dupree Road and 681 Stone Bridge Parkway, just west of Interstate 575, into the city of Woodstock to build 220 detached single-family residential homes. The applicant also looks to rezone the property from R-40, single-family residential (county) to R-4, single-family residential (city) under the land use designation of "Neighborhood Living." The proposed density is seven units per acre, according to county documents. The site of the proposed development includes Ansley Park of Woodstock , a mobile home park. A portion of the properties is vacant, according to the county. The properties are within the growth boundary agreement between Cherokee County and Woodstock. "There’s a lot of people that live in that mobile home park today. I don't know what their options are to move. I'm sure they're renters and someone buying this property - they'll have to find a new place to live and that can be very difficult for those

Kennesaw approves 182-unit apartment complex near Barrett Parkway
The Kennesaw City Council has approved a rezoning request for a 182-unit multi-family development. The request, brought forward by Walton Communities, is for 11.4 acres at 1600 Old 41 Highway at the intersection of Barrett Parkway. According to attorney Kevin Moore, representing the project, the new development will be “phase two” of the Walton Ridenour apartments at 1425 Ridenour Blvd., located adjacent to the property. The council approved the rezoning 4-1 with Councilman Anthony Gutierrez opposed. The proposal previously came before the council in April and was withdrawn due to floodplain and topography issues, which Moore said the new design has worked around. According to Planning and Zoning Director Chanelle Campbell, the development will include 47 one-bedroom units, 111 two-bedroom units and 24 three-bedroom units with a maximum of six stories, as well as 5,000 square feet of retail space. Moore said the space will be used as office and co-work space for residents to use. Additional amenities include a community clubhouse, outdoor gathering spaces and a gazebo. As a condition of the zoning, Walton Communities will connect a gap in the existing sidewalk on the north side of Old 41 Highway to The Legacy at Walton Kennesaw Mountain, a

“Awful lot of money”: Rome weighs cost of tearing down blighted properties
Rome city officials say nuisance abatement efforts are improving safety and redevelopment opportunities across the city, but commissioners acknowledged the high cost taxpayers are bearing to tear down dilapidated properties. During a presentation at last week’s Rome City Commission caucus meeting, Chief Senior Code Enforcement Inspector Glenn Rubin said the city demolished five unsafe structures over a 10-day period at 127 Wadsworth Street, 204 Church Street, 1507 Spring Creek Street, and 801 and 813 Maple Avenue. Rubin also noted the demolition of five dilapidated houses along North Broad Street that are being addressed through the code enforcement process. The demolitions are part of the city’s nuisance abatement process, a last-resort measure used when properties fall into severe disrepair and owners fail to bring them into compliance. “These are properties that have exhausted all other options,” Rubin said to commissioners. “At that point, the action is taken against the property itself.” Rubin said many of the cases involve fire-damaged structures, unprobated estates or properties that have changed hands multiple times without improvements, leaving the city with few options other than demolition. But the cost of those actions raised concerns among Commissioner Bill Collins, who questioned the financial impact on taxpayers. “That’s
