Naples and Sarasota real estate isn't the next Palm Beach or Miami

The question comes up more frequently these days with area residents and potential buyers from across the country. Are Naples and Sarasota becoming the next Palm Beach or Miami? The answer is decidedly no. Instead, they are evolving into something the Gulf Coast has not been before: high-end markets that set their own prices rather than taking cues from the Atlantic. The evidence is more recent closings. A Naples estate recently changed hands for approximately $70 million after being in our private exclusive inventory for less than two weeks. This sale followed an $86 million transaction on Gordon Drive earlier this year and, breaking all Florida records, a $225 million sale of an assemblage of 15 Gulf-front acres occurred last year. In Sarasota, a Gulf-front estate sold for $30.3 million in July of last year, with a Siesta Key property fetching $26 million just this September. Ten years ago, upon returning to Florida for my current role, I would have never predicted any of those numbers for our coast. This activity sits against a national market still unable to break an annual pace of 4 million existing home sales. September's seasonally adjusted figure was 3.99 million, down 2.2% from a

My neighborhood is not your hotel

Why do we have residential zoning if a house in a quiet neighborhood can become a commercial lodging business?. People buy homes in Cape Coral to live, raise families, and enjoy some peace. Yet an absentee owner can buy the house next door and rent it to a revolving door of vacationers. Some guests are considerate. Others party until 2 a.m., leave dogs barking, and depart before the neighbors recover a decent night’s sleep.
