Big Changes Planned for Corner of Mission and Garnet in Pacific Beach

In the next few months, the corner of Mission Boulevard and Garnet Avenue in Pacific Beach , where the Mission + Garnet Food Hall is located at 4505 Mission Boulevard , will undergo some drastic changes.

Earlier this week, it was reported that Mission + Garnet Food Hall will close down after less than a year, leaving only one of its tenants on the property. Now, it has become a little clearer as to what’s happening with the space. SanDiegoVille reports that entrepreneur Lawrence Longo will be opening branches of New York City’s famed Prince Street Pizza and Los Angeles’s Irv’s Burgers in the space, while Early Bird Breakfast Burritos will be moving into the space last occupied by Spitfire Tacos.

The rest of the property will be split between the two new concepts expected to open in Summer 2024 . Longo is no stranger to these brands. He helped reopen the shuttered Irv’s Burgers after Sonia Hong and her family closed the Los Angeles-based eatery in 2018 following several setbacks. Since then, the entrepreneur has added several locations in Los Angeles and Las Vegas. This will be the first time the company lands in San Diego, offering a simple menu of burgers, hot dogs, sandwiches, fries, and shakes. The restaurant initially opened along Route 66 in West Hollywood in 1946 as Queen’s Burgers, and the name was changed when Irv Gendis purchased the business in 1970.

On the other hand, Prince St. Pizza was founded in 2012 by father-and-son owners Frank & Dominic Morano. The company offers authentic “Neapolitan-style” round pies and “Original SOHO Square” pizzas, with locations throughout the country. Unlike Irv’s Burgers, Prince St. Pizza already has a location in San Diego at 415 Market Street in San Diego’s Gaslamp Quarter. The company opened this site last year after the founders stepped down following public backlash regarding multiple issues, and Longo stepped in to help keep the company in good standing.
