    Homes in Greene County sold for higher prices recently. Here's what to know

    Newly released data from Realtor.com for February shows that potential buyers and sellers in Greene County saw houses sell for higher than the previous month's median sales price of $227,100.

    The median home sold for $241,062, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was up 6.1% from January.

    Compared to February 2023, the median home sales price was up 2.6% at $241,062 compared to $234,900.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $241,062 median selling price in Greene County was up 5.7% in February from $228,165 the month prior. Since February 2023, the sales price of single-family homes was up 2.7% from a median of $234,637.

    Thirty-two single family homes sold for $1 million or more during the month, compared to eight recorded transactions of at least $1 million in February 2023.

    Condominiums and townhomes increased by 24% in sales price during February to a median of $221,875 from $179,000 in January. Compared to February 2023, the sales price of condominiums and townhomes was down 57.2% from $518,750. No condominiums or townhomes sold for at least $1 million or more during February.

    In February, the number of recorded sales in Greene County dropped by 17.6% since February 2023 from 533 to 439. All residential home sales totaled to $247.8 million.

    In Missouri, homes sold at a median of $223,089 during February, down 1.2% from $225,772 in January. There were 5,482 recorded sales across the state during February, down 38.1% from 8,859 recorded sales in February 2023.

    The total value of recorded residential home sales in Missouri increased by 22.9% from $1.1 billion in January to $1.3 billion this February.

    Out of all residential home sales in Missouri, 2.12% of homes sold for at least $1 million in February, up from 1.63% in February 2023.

    Sales prices of single-family homes across Missouri decreased by 2.3% from a median of $230,907 in January to $225,624 in February. Since February 2023, the sales price of single-family homes across the state was up 2.6% from $220,000.

    Across the state, the sales price of condominiums and townhomes dropped 0.6% from a median of $198,750 in January to $197,500 during February. The median sales price of condominiums and townhomes is up 12.9% from the median of $175,000 in February 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
