Mexico City-based architect Pérez Palacios has made his eponymous firm’s first Los Angeles property an ode to the bright and sunny vibe of the city. On the market for just shy of $2.7 million , Beethoven estate comprises a freshly built 2,440-square-foot main house and a separate backyard apartment that are both geared toward outdoor living.
“Beethoven stands apart from conventional architectural norms, focusing on integrating the house with its gardens and optimizing the Los Angeles climate,” Palacios said in a statement. “By strategically subtracting maximum building volume, voids were created to enhance transparency throughout the property, while also serving as an extension to the living space.”
Both the four-bedroom home and one-bed, one-bath flat were created using local resources and artisanal processes, rather than prefab materials and traditional construction methods. To help protect the residence from the glaring sun, the architects used concrete to build the arched home and added a gabled roof to create shade. They also incorporated lots of curved and straight lines to create a sense of movement in the structure. The team has taken a similar approach in previous projects throughout Mexico and Switzerland.
Working with simple materials meant the studio could go all-out with fixtures and appliances. The chef’s kitchen, for example, is decked out with a Fisher & Paykel gas stove and other state-of-the-art equipment. There’s also a Bertazzoni cooktop in the adjacent apartment. In addition, the entire house is equipped with a Lutron smart lighting system.
A true entertainer’s paradise, the stylish yard features an alfresco dining room, a breakfast bar, a grassy lawn, a fire pit, and tons of patio space. The only thing currently missing is a pool. Fortunately, plans for a swimming area are included in the sale—because it is L.A., after all.
