North Jersey town eyes ban on apartments above business district shops

WANAQUE — The borough is considering a ban on new apartments above stores in its business districts. The Borough Council introduced the ordinance on Oct. 12 and is scheduled to hold a public hearing and consider its final adoption on Nov. 9 at 7 p.m. at Borough Hall, 579 Ringwood Ave. The proposal would affect commercial stretches of Ringwood Avenue in Haskell and Midvale, where property owners can now combine businesses and rental housing in the same building. Current regulations allow up to two apartments above a store in the B business district, each with at least 750 square feet of floor space. The plans showed seven parking spaces, compared with the 15 required under borough regulations, according to meeting minutes. The roughly 6,500-square-foot property also fell short of the 10,000 square feet required for the proposed development. Mayor Daniel Mahler, who serves on the

NYC's Pied-à-Terre Tax Was Supposed to Scare Off the Rich — It Didn't

New York lawmakers passed a tax on multimillion-dollar second homes in New York City back in May, with critics warning it would send wealthy buyers running for the exits. Months later, the data tells a different story: signed contracts for apartments subject to the levy actually climbed, from about 420 between June and October of last year to more than 580 during that same stretch this year. The tax briefly took effect in July before a judge blocked its rollout in August.

NYC Rent Freeze Program to Cover More Seniors and Disabled Tenants

NYC Rent Freeze Program to Cover More Seniors and Disabled Tenants. New York City’s Rent Freeze Program lets eligible older tenants and tenants with disabilities lock in their rent, so future increases are covered by a property tax credit to the building owner instead of coming out of their pockets. The state has raised the program’s income limit from $50,000 to $75,000, the first increase since 2014, a change Sen. Liz Krueger says will let thousands more New Yorkers enroll in the NYC rent freeze program. The city still has to finish adopting the new limit, which Krueger expects by the end of November. It covers rent-regulated apartments, including Mitchell-Lama and HDFC housing, and Krueger’s office is offering one-on-one application help at a clinic on Tuesday, Nov. 17. Call 212-490-9535 to book a spot. Slots are limited, and there are no walk-ins.
