Developers take swing at golf course proposal for Leland
Developers behind one of Leland's most massive planned residential developments are taking a swing at rezoning to add a champion golf course and more. Situated in the southwest corners of Interstate 140 and U.S. 74/76 in Leland is the nearly 4,000-home East Lake development. Following a flood study conducted earlier this year, project leaders are proposing some changes for more than 2,000 acres of the project - one change being the addition of an 18-hole golf course . The Leland Planning Board on Sept. 22 will discuss their recommendation of rezoning 2,060.55 acres of East Lake to the planned unit development zoning district. If the rezoning and associated master land use plan are pushed forward to council, the project is one step closer to having 602 acres of conservation removed and more. How we got here The large project was previously denied by the Brunswick County Planning Board due to flooding and wetland concerns . Leland’s town council gained decision making power on the project after the 2,114.27-acre property was annexed into the town in December 2022. Only slightly smaller than Brunswick Forest, East Lake plans include 3,925 single family lots, 693 townhomes and 300 multifamily units. Criteria Development in

Burgaw approves 139-home subdivision despite residents' concerns
A new subdivision proposed in Burgaw could bring almost 140 new homes to the growing county seat. The development -- which bears a fitting name for the town -- received approval for its preliminary site plans from the town council on Sept. 8 despite several residents expressing concerns about flooding and traffic. Dubbed Blueberry Village, the subdivision is proposed for a tract between N.C. 53 and Henry Brown Road in Burgaw, only about a mile from the courthouse square. The property comes in at about 80 acres, making it one of the few remaining undeveloped plots of that size with such proximity to the town center. More: Pender invests $65M in law enforcement center as population surges The proposal Plans for Blueberry Village include 139 single-family homes with a minimum lot size of 12,000 square feet. This puts the density of the development at about 1.74 units per acre. The plans also show about 21.6 acres of open space, the bulk of which comes in the form of an amenity pond and surrounding walking path, though other open space is dispersed throughout the site. Importantly, the development as planned meets Burgaw’s Unified Development Ordinance standards, according to town planning director

'Frightened' Leland residents oppose new development in backyard
A group of Leland residents are "frightened" over a nearby proposed development . Years ago, Tyler's Cove homeowners in Mallory Creek were told a large parcel behind their backyards could not be built on due to wetlands. However, recently submitted plans show just how much can be constructed on the heavily wooded property. Encircling the established developments of Tyler's Cove and Westport is a roughly 20-acre parcel with 80-year-old, 100-foot trees and pervious ground. For years, the wooded tract has provided a natural backdrop to nearby homes, with its mature canopy separating residents from the steady pace of growth occurring elsewhere in Leland. "This is a treasure here behind us... The destruction of that is going to devastate a mature neighborhood," said resident Donna Murphy, who moved to the neighborhood in July 2020. More: Brunswick residents file lawsuit over 'deceptive' flooding Multiple original Tyler's Cove homeowners were told by real estate agents or developers that the woods behind their homes could never be developed due to property being wetlands and "not build-able," said Murphy, noting that's why they bought the homes. "Somewhere between then and now, mysteriously, the zoning map shows it as 'residential,' which has opened the door for
