EDISON – A three-story mixed-use building with commercial and restaurant space, along with nearly 100 age-restricted apartments, is proposed for a heavily traveled Oak Tree Road property. Applicant JK Estates LLC is seeking preliminary and final major site plan approval from the Planning Board to construct the project on a 7.65-acre site at 1696 Oak Tree Road, which is governed by the 1696 Oak Tree Road Redevelopment Plan. The property is currently vacant, and the applicant plans to build a three-story mixed-use building with 58,785 square feet of commercial space and 4,000 square feet of restaurant space on the first floor. Plans also call for 90 age-restricted apartments on the second and third floors, with about 18 units designated as affordable under the New Jersey Fair Housing Act. Developer Secures $153M for 1M-SF Philadelphia Industrial Project

Ivy Realty has secured $153 million to finance construction for the first phase of a 1.8 million-square-foot logistics facility adjacent to Philadelphia International Airport. The developer plans to build the 1.05 million-square-foot first phase of the Airport Logistics Center on 66 acres at 10 Industrial Highway in Tinicum Township. The building is expected to be completed in early 2028. Investor Lubert-Adler Real Estate Funds is partnering with Ivy Realty on the project and is a co-borrower in the financing. TPG Real Estate Credit provided the floating-rate construction loan. Cushman & Wakefield’s John Alascio, Chuck Kohaut, TJ Sullivan and Aaron Graves arranged the financing for Ivy Realty and Lubert-Adler, reported the Philadelphia Business Journal.
