Zillow: Sellers made $17K more by listing their Denver house during this time

DENVER ( KDVR ) — A new Zillow study found that listing homes at a certain time increases sales by thousands of dollars, and the best listing time in Denver is coming up.

Before the pandemic, the best time to list a home was in early May, according to the analysis. However, the change in mortgage rates since the pandemic pushed the nation’s home-shopping season further into the year.

Based on sales in 2023, the homes in the areas listed in the first two weeks of June sold for 2.3% more.

While the analysis found that early June is the sweet spot for listing around the country, the timing is a little different depending on where you live.

Best times to list a home based on the city

Zillow found the best times to list your house in major cities across the U.S. based on last year’s home sales. Here are a few of the cities compared to Denver:

The nation’s best time for listing changes based on the area. In Denver specifically, the peak period to list a home is in the second half of May, according to the study.

Zillow found that the sales price premium sold for 2.9% more, resulting in an almost $17,000 boost on a typical home.
