A home's flood history can disappear between South Carolina owners. Here's how

South Carolina property owners need to disclose a number of items when selling a home, but what does the law say about flooding? The South Carolina Residential Property Condition Disclosure Act requires sellers to include information about flood history and insurance. A resident selling their home must disclose flood hazards and flood zones, whether the property is covered by public or private flood insurance, the number of flood claims during ownership, repairs as a result of a flood event and whether the property has received federal flood disaster assistance. Sellers are required to answer the above questions during their ownership and to the best of their knowledge. But Luke Anderson, a local real estate agent for Spero Realty, said the state’s property disclosure form has a slight loophole for disclosing flood history if the property has had multiple prior owners. If a property floods for the first owner but not the second owner, the second owner would not need to disclose flood damage if it did not occur during their ownership and if they did not have knowledge of the previous flood history. A third owner could purchase a property prone to flooding and not know its flood history since

Rock Hill, Fort Mill and Lake Wylie have more homes proposed. So do Clover and Lancaster. They range from typical subdivisions to lakefront living beside a nuclear station . Here’s a look at plans for 450 new homes and townhomes pitched across the Rock Hill region. Details are still pending on a 309-home subdivision proposal in Lancaster County. Homebuilder True Homes applied to build in the Edgewater community on 106 acres with a project called The Pinery East . The site is off Monterrico Drive and Antela Lane. County planners deferred a decision for a month on Sept. 15 due to traffic and related concerns, but didn’t reschedule last month. This month’s planning commission agenda for Nov. 17 hasn’t been published. A company called PLJS Property applied to build a 66-home subdivision on 98 acres west of Clover. Fieldstone Meadow would go on S.C. 55 just outside town limits, near Lester Road. Home lots would be an acre or more each. Four new internal roads off the main highway would serve the subdivision. Coming Lexington Target-anchored development has national restaurant planned

A national burger chain has plans for a spot in a coming Target-anchored retail development in Lexington. Whataburger, which has locations across the U.S. and South Carolina, is slated to be a part of the in-development Victory Village shopping center at 2550 Augusta Highway in Lexington, not far from Lexington High School. A listing from commercial real estate firm NAI Columbia , which has been marketing the development, shows Whataburger among the businesses slated as outparcels at the center. Meanwhile, Lexington County property records show that WB Real Estate LLC, the real estate arm of Whataburger, purchased an outparcel at Victory Village in late August. The Victory Village development was initially announced for Augusta Highway, just west of Lexington High School, in 2025. A new Target store and an Academy Sports + Outdoors store are key anchors for the project, and construction on both of those are well underway, with work actively going on when a reporter rode by earlier this week.
