Gaston County board approves new property values; residents react

Following a deadlocked debate and intense public scrutiny, the Gaston County Board of Commissioners voted 4-2 Friday afternoon, Oct. 30 to pass the 2027 Schedule of Values, officially establishing the framework for how local real estate will be assessed in the upcoming reappraisal. The decision came during a swift 45-minute special meeting at the Gaston County Courthouse, reversing a 3-3 tie on Oct. 27 that had stalled the measure. Commissioner Tom Keigher made the motion to approve the schedule, with Vice Chair Bob Hovis providing the second. Joining Keigher and Hovis in voting yes were Chair Chad Brown and Commissioner Allen Fraley, whose absence on Oct. 27 had left the board in a stalemate. Commissioners Cathy Cloninger and Scott Shehan stood firm in opposition, voting no for a second time. Jim Bailey was not present due to a family matter. When contacted after the meeting, he affirmed his no vote from the previous meeting. The Oct. 30 vote ensures the county meets state statutory deadlines to adopt the property valuation rules before Jan. 1, avoiding potential revenue impacts and keeping the tax appraisal schedule on track. GASTONIA – In theory, it all comes down to a Cherryville commissioner who is a licensed and active Realtor about what your property taxes will be like next year. That is, if Gaston County Commissioners hold true to their deadlocked votes from Tuesday night, Oct. 27. That night, Commissioner Tom Keigher made the motion to approve the 2027 Schedule of Values, and Chair Chad Brown seconded it. Commissioners Scott Shehan, Jim Bailey and Cathy Cloninger voted no, while Brown, Vice Chair Bob Hovis and Keigher voted yes. Commissioner Allen Fraley was absent, so the 3-3 tie meant the motion failed. When the board meets Friday to revote, Fraley’s vote will decide whether the schedule that sets how property is valued in 2027 is adopted. If the three commissioners on each side stand firm, he is the deciding vote. Charlotte mayor: Why you should vote ‘yes' on the city's bond package | Opinion

Charlotte is growing, and with that growth comes a responsibility to maintain our infrastructure, strengthen our neighborhoods and ensure residents have access to housing they can afford. As mayor, I understand families are concerned about the cost of living. That’s why it’s important to know that the city has planned to fund the $425 million bond package on November’s ballot without any additional property tax rate increase. Voters may notice the ballot refers to property taxes, interest payments, and the city’s authority to levy taxes. It might be confusing, but it’s there because North Carolina law requires that language to appear on all general obligation bond questions. It explains the city’s legal obligation to repay borrowed money, including the authority to levy property taxes if necessary. But the city’s financial plan tells another important part of the story. Charlotte has already incorporated the proposed bonds into its budget and debt repayment projections. Based on those projections, the city intends to pay for the bonds using existing revenue sources, including property and sales taxes, without any further property tax rate increase attributable to these bonds.
