Developer proposes to build south Augusta townhomes behind Hillcrest Memorial Park
A local developer wants to build townhomes in south Augusta across from Hillcrest Memorial Park on land once owned by the cemetery's founder. Naresh Punjabi, representing applicant Connect Development LLC and property owner NRP Residential 1 LLC, submitted a rezoning application for nine pieces of property. Comprising 4.25 acres, the parcels are at 2528, 2530, 2532, 2536, 2538, 2540, 2542 and 2544 Richmond Hill Road, and 1901 Bunglaow Road. The 2528 parcel sits at the southeast corner where Bungalow meets Richmond Hill. The area is zoned for Wheeless Road Elementary, Murphey Middle and Josey High schools. The undeveloped 2528 parcel also has an unspecified gravesite. A preliminary site plan shows the gravesite being incorporated into greenspace for the proposed neighborhood. The proposal calls for about 28 townhomes, each measuring about 1,800 square feet. A one-way road with sidewalks, fronting the townhomes through the property, would connect Richmond Hill and Bungalow roads. NRP Residential bought the nine parcels in 2023 from the estate of Waddell H. Pate , an Augusta businessman who died in 2002 shortly after turning 97. Pate is perhaps best remembered locally as a real estate developer and a hotelier. He claimed the red neon sign that advertised

While it's hot: Augusta area's coffee shops serving up economic success
Coffee is still hot around Augusta – whether you're a drinker or a developer. Commercial real estate experts said recently at a Columbia County economic development summit that long drive-thru lines at both local and national-brand coffee shops are enticing entrepreneurs to pursue investments in the bedroom community west of Augusta. "It really is. We saw it in car washes a couple of years ago. But coffee seems like it's here to stay for a while," said Jordan Collier, director of commercial development at Augusta's Meybohm Real Estate . Property owners often lease space to quick-service food chains such as coffee shops. Investors acquire pieces of the properties through publicly traded real estate investment trusts, a popular way for people to earn income from property without assuming the full burden of property owners' responsibilities. "It seems like everybody's looking," Collier said. "We've got Caribou , Dutch (Bros. Coffee ), Starbucks . I can't keep them all straight. Dunkin' (Donuts) , 7 Brew (Drive-Thru Coffee) . And they all seem to be doing pretty well." Of the coffee shop chains he mentioned, only one isn't yet in the Augusta area: Dutch Bros. Plans to build Dutch Bros. in Georgia in 2025
