'Frightened' Leland residents oppose new development in backyard
A group of Leland residents are "frightened" over a nearby proposed development . Years ago, Tyler's Cove homeowners in Mallory Creek were told a large parcel behind their backyards could not be built on due to wetlands. However, recently submitted plans show just how much can be constructed on the heavily wooded property. Encircling the established developments of Tyler's Cove and Westport is a roughly 20-acre parcel with 80-year-old, 100-foot trees and pervious ground. For years, the wooded tract has provided a natural backdrop to nearby homes, with its mature canopy separating residents from the steady pace of growth occurring elsewhere in Leland. "This is a treasure here behind us... The destruction of that is going to devastate a mature neighborhood," said resident Donna Murphy, who moved to the neighborhood in July 2020. More: Brunswick residents file lawsuit over 'deceptive' flooding Multiple original Tyler's Cove homeowners were told by real estate agents or developers that the woods behind their homes could never be developed due to property being wetlands and "not build-able," said Murphy, noting that's why they bought the homes. "Somewhere between then and now, mysteriously, the zoning map shows it as 'residential,' which has opened the door for

More homes could be coming near Rocky Point . Yet another development has been proposed east of Rocky Point. It’s an area near both I-40 and the Northeast Cape Fear River, and developers have shown continued interest in it. Several other housing communities are planned in the area and will be built over the next few years, bringing a pool of thousands of new residents. This newest development, called Riverstead, will add a drop to that pond. The project proposes 90 single-family homes across about 175 acres. Here’s what’s being built, and a look at how the area could change over the next few years. Rocky Point homes Rocky Point makes sense for developers in a handful of ways. For one, it offers proximity to Wilmington. And unlike other areas with that same proximity, Rocky Point hasn’t yet been hit with that same level of growth and traffic. It might not be surprising, then, that several developments have been proposed near Rocky Point over the past couple of years. Together, they’ll add thousands of new residents to the area. Perhaps most notable among them is Lanes Ferry, which will bring over 2,500 new homes on its own when complete. The

Vision revealed for portion of Jackey's Creek site in Leland
Nearly a year after annexation , developers of just shy of two square miles in Leland have submitted plans for what they want a portion of the property to look like. The property owners, along with Brunswick County Schools, recently filed plans to the town of Leland . While the plans do not show an entire two-mile development design, they do show potential of Jackey's Creek U.S. 17 frontage . Jackeys Creek Investors, LLC, owns more than 1,400 acres and voluntarily requested annexation of a 1,139.77-acre area abutting Brunswick Forest in February 2023. The site, known as Jackey Creek, is located north of the Brunswick Forest and Mallory Creek subdivisions and south of the West Gate commercial area . Since the town approved Jackey's Creek Investors annexation into Leland nearly a year ago, more detailed plans for development are emerging. How we got here Leland Town Council in September 2025 approved the annexation and rezoning of the 1,220-acre Jackey's Creek property following a public hearing.
