Residents of the Pearidge community in the Canton area have raised concerns about a proposal to build nearly 200 homes off Highway 140 in the area. On Thursday, the Canton City Council held a public hearing to discuss a request from Lennar Georgia, LLC, to annex 176 acres on Old Shoal Creek Road, Honeydew Drive, Douglas Ridge Lane and Reinhardt College Parkway into Canton to build a 199-unit single-family residential development. The proposed density is 1.13 units per acre, according to city documents. The properties in question are 320, 322, 328, 700 and 701 Old Shoal Creek Road, 29 Honeydew Drive, 449, 451 and 456 Douglas Ridge Lane and 1369 and 1599 Reinhardt College Parkway near Canton. They are adjacent to the Laurel Canyon neighborhood and mostly surround Cherokee County Fire & Emergency Services Fire Station 9. The applicant is also looking to rezone the properties from general agriculture, single-family residential (R-40) and general commercial to single-family residential, R-10 and R-40. The properties are within the growth boundary agreement area between Canton and Cherokee County, and are mostly undeveloped, with the exception of a few single-family homes, mobile homes and a wireless tower. Canton denies request to build 225 homes at Polecat Mountain
A proposed development consisting of 225 homes is not moving forward in Canton. On Thursday, the Canton City Council unanimously voted to deny a request from Bradley Dunckel of DCCM for Grid Properties, LLC to rezone about 177.43 acres at 2030 and 2050 Sam Nelson Road, and 650 Talcmine Drive from planned development (mixed-use) to single-family residential (4,000 square feet) to build 225 single-family detached homes. Councilmember Travis Johnson, who made the motion to deny the application, told the Tribune Friday that the city council supported keeping the current zoning intact. The properties are near North Georgia Angel House, just north of the Great Sky and Laurel Canyon neighborhoods, and are also home to Polecat Mountain. The properties are vacant and undeveloped, except for an 8.81-acre cell tower site in the northern part and the remnants of mine shafts from talc mining operations, according to city documents. The city council heard a brief presentation on the request in June. On July 2, the council held a public hearing , where Laurel Canyon residents voiced opposition to the development, citing concerns mostly about traffic. Chris Everett told the council that Highway 140 is a “parking lot” during peak hours. Had the

Dalton mid-year housing market review
Seven months into 2026, the housing market is showing signs of unwinding from the pandemic-era frenzy that drained supply, pushed prices to record highs, and brought activity to a standstill. Buyers have more homes to choose from than they did at the start of the year, competition has balanced in a few slower markets, and price growth has remained relatively modest. Affordability is still a key issue and is limiting activity, though.
