I almost drove right past the turn. No big sign, just a hand-painted arrow and a line of cars that made me curious enough to follow. I parked next to a truck bed full of crates, and the smell hit me before I even opened my door. Warm cinnamon. Fresh...

Rome-Floyd Planning Commission backs manufactured home request on Ford Street
The Rome-Floyd Planning Commission recommended approval Thursday for a new manufactured home on Ford Street. Planning staff had recommended against it but the citizen board decided based on the applicant’s individual circumstances rather than the precedent in place. The property at 20 Ford St. is currently zoned Multifamily Residential. The request would rezone it to Suburban Residential and allow a manufactured home through a special use permit. Planning and Zoning Director Brice Wood told commissioners that planning staff supported the rezoning but recommended denial of the special use permit for the manufactured home. Wood said the small property does not have access to public sewer and is served by a septic system, making multifamily development difficult despite its current zoning. But the surrounding neighborhood is largely made up of site-built single-family homes. There are two, possibly three, manufactured homes in the neighborhood that have been there for some time, he said. However, the manufactured homes were built when the area was unincorporated Floyd County before being annexed into the city of Rome. Staff’s concern centered on the city’s longstanding practice of generally not approving new manufactured homes inside the city limits. Wood said he was aware of only one such

Developer proposing over 200 homes in Pearidge community
Canton leaders will decide in October whether to approve an application that would bring over 200 homes to the Pearidge community. On Thursday, the Canton City Council held a public hearing to discuss a request from Lee Lusk of Pearidge Land Investments, LLC to annex and rezone about 62.17 acres from single-family residential (R-40, Cherokee County) to planned development-mixed use (city) to build a mixed-use development on five parcels at 680 and 700 Pearidge Road in the Canton area on a combined 68.5 acres. The applicant is also requesting master plan approval for the proposed mixed-use development. The city council heard an initial presentation from Planning and Zoning Manager Thomas Trawick Aug. 20. The city council is scheduled to vote on this request at 6 p.m. Oct. 1. The properties are located between Pearidge Road and Reservoir Drive, with the main boulevard entrance off Reservoir Drive, according to city documents. The site is next to the Charlie Ferguson Community Center. The applicant is proposing to build a mixed-use neighborhood called "Hickory Ridge." The proposed development is planned to be built in two parts. "Pod 1" would consist of 204 single-family detached homes on 61.5 acres, for a total density of
