Developer looks to build 167 homes in Canton’s Keithsburg area
A developer that withdrew a previous application to build 194 homes in the Keithsburg community near Canton is bringing a new proposal to the Canton City Council to build 167 homes on the same property. The applicant, Targhee Partners, LLC, is seeking to annex 48.192 acres at 2829 Ball Ground Highway and 3830 Fate Conn Road. The proposal also includes rezoning the properties from general commercial, estate residential district (R-80) and multi-family residential district (RM-10) to planned development - mixed use. The 48.21 acres encompasses three parcels near I-575, Ball Ground Highway and Fate Conn Road. Targhee Partners, LLC plans to build a 167-unit fee simple subdivision consisting of 112 detached homes, 40 townhomes and 15 "cottage-style" homes, with a commercial tract along Ball Ground Highway and a future commercial/light industrial tract along Fate Conn Road. A conditional use permit is required to build the townhomes, according to county documents. The proposed density is 3.46 units per acre, with 1.44 acres of commercial and 7.85 acres of light industrial or commercial along Ball Ground Highway, according to county documents. Gravel lot in downtown Canton to get a major transformation
A developer has received a permit from Canton officials to transform a gravel lot in the downtown area into a four-story mixed-use building with apartments over retail space. On Thursday, the Canton City Council unanimously approved a request from ForrPlaces Development LLC for a conditional use permit to build multifamily residential as part of a mixed-use development at 261 E. Main St. in downtown Canton. The 0.212-acre property is currently a gravel lot between The Dry Social and Providence Insurance, across from Mamma Onesta’s Italian Restaurant. The city council held a public hearing in June to discuss the request. One resident spoke to city officials opposing the project, saying it would add to traffic problems in the downtown area. The applicant plans to build a four-story building with street-level retail, residential and underground parking on this property. The garage will have 11 spaces. The approval came with the conditions that a minimum of one parking space per dwelling unit will be provided on site and that there is at least one Americans with Disabilities Act-compliant space on site.
