City of Lincoln Hoping to Tap into Enterprise Zone to Benefit Homeowners

The City of Lincoln is hoping to utilize sales tax in a defined enterprise zone that would benefit homeowners in that area of the community. Mayor Tracy Welch indicates the enterprise zone needs to be what he calls ‘re-architected’ to allow homeowners to tap into potential sales tax in that area for home improvements. The City has already taken the initial steps to begin that process.

Madison County board bars data centers from receiving Illinois tax incentives

Madison County lawmakers have barred data center developers from seeking certain tax incentives. Members of the county board voted Wednesday to exclude data centers from property tax incentives through Illinois’ enterprise zone program, which aims to stimulate economic growth in struggling parts of the state. Projects that get the incentives receive 10-year property tax abatements that then phase out. Granite City, Madison and Venice currently have projects in the program. “There’s no need to incentivize a data center,” said board Chairman Chris Slusser. “They’re (developers) eager to build them.” The board amended rules for the Southwestern Madison County Enterprise zone to exclude data centers. Slusser said the county hopes to pursue similar restrictions in nearby zones. The Madison County discovery zone includes Collinsville, Glen Carbon, Maryville, Troy, St. Jacob and Highland. The decision comes as several developers eye the Metro East for data center development. Currently, developers are looking at Granite City and Pontoon Beach. Just this week, the developer behind a planned data center in Midtown St. Louis announced plans to build one at the site of the former Alton Steel mill . Illinois mortgage business will shut down, employees to be laid off

The end of a mortgage joint venture will mean layoffs for Illinois workers in November. Success Lending, LLC announced it will lay off 121 employees Nov. 2, according to a report submitted to the Illinois Department of Commerce and Economic Opportunity . The permanent layoffs include 21 Illinois workers and 100 out-of-state employees who report to the Illinois headquarters. Last month, eXp World Holdings and Kind Lending announced they intend to shut down Success Lending, based in Schaumburg, 1750 E. Golf Road, Suite 240. eXp, which has since been rebranded as AGNT, Inc ., is reportedly exploring a new joint venture with the financial services company Newrez . “Success Lending’s owners have made a mutual, strategic decision to wind down the joint venture,” an eXp spokesperson said . “We’re grateful for our partnership with Kind Lending and excited about the next chapter for eXp’s mortgage strategy. Landlords say registration question on ballot could raise taxes

(The Center Square) – Next week, Springfield voters will choose whether to accept or deny a ballot question guiding the city on creating a landlord registry across the capital city. A proposal, backed by many community groups, seeks to create a registry as increasing complaints of single-family and multi-unit rental properties have gone unmaintained or repaired and have created dangerous living conditions for renters, all while non-responding property owners can sometimes remain unknown to tenants of their LLC. Many across the city, such as Springfield Area Landlord Association President Tony Nudo, say a vote yes for the registry will drive up rent and raise taxes for residents because a required landlord registry could have a cost per unit each time a property owner has to register. “They say we need to know who the owners are. But the city knows. All you have to do is send a letter to where the current tax uh bill goes. You're going to get a hold of the owner or the owner's representative,” Nudo said to the council in September. “The argument for landlord registration is a punitive and discriminatory one made by people who just don't like rental property owners.” But the
