Memphis industrial market among top in U.S.; Brookhaven Pub to expand
Memphis was among the top 10 national markets in industrial real estate in 2025, according to a recent report. In January, commercial real estate firm CBRE released a report highlighting the top 100 industrial leases last year. Memphis ranked seventh nationally by total square footage leased. The CBRE report highlights industrial real estate trends nationwide. Leases for third-party logistics providers were the majority of deals in 2025 at 44. “2025’s activity reflects continued strong demand for large distribution facilities as occupiers prioritize scale, efficiency, and long-term supply chain solutions," CBRE President of Americas Industrial and Logistics John Morris said in a statement. According to the report, California's Inland Empire submarket accounted for the most deals (14) and square footage leased (11.8 million square feet). By comparison, Memphis had five deals totaling 4.5 million square feet. That put Memphis as the eighth most active market, ahead of Pennsylvania's I-78/I-81 corridor submarket and South Carolina's Greenville-Spartanburg submarket. Additionally, the top 100 leases in 2025 totaled 98.8 million square feet, a slight increase from 2024 totals at 96.8 million square feet. The average lease size in 2025 was 980,000 square feet, according to the report. MEMPHIS BUSINESS NEWS: IKEA's store closure in Memphis

Downtown Memphis Apartments Move Forward Despite Headwinds
Downtown Memphis is not booming, but it is quietly grinding forward. A collection of small apartment and mixed-use projects is inching toward construction this spring even as developers and city officials keep stressing that progress is tough and slow. One of the clearest examples is a 28-unit renovation that would convert a long-derelict shell at 193 Pine Street into market-rate apartments. At the same time, design-focused work in the Edge District and upgrades along the riverfront are shifting where developers see opportunity. City staff and builders say that keeping a pipeline of projects matters, but financing gaps, approvals and neighborhood realities mean change will come in steady, incremental steps rather than big leaps.
