96-unit complex earns initial approval behind Holland Town Center
A proposed 96-unit apartment development received preliminary approval from the Holland Township Planning Commission on Oct. 6. Woodlands Crossing, planned at 12330 James St. behind Holland Town Center, would comprise four 24-unit buildings, with possible additional multi-family housing in a future phase. The proposal calls for a linear park between buildings, two pickleball courts, a playscape, a gazebo and a pavilion. There would be more than 3,500 feet of pedestrian walkways connecting recreational areas and site features, with preserved wooded and wetland areas. The property already includes a large commercial building that houses several businesses and a preschool. The apartments would be located south of that structure. The proposal was tabled after commissioners requested more detailed plans and raised concerns about parking in July . A report submitted with the application addressed some of those parking concerns and requested a reduction in the municipality's minimum parking requirement from 2.5 spaces per dwelling unit to 1.89 spaces. The plan includes 195 parking spaces, 13 of which would be deferred. Developers hope to satisfy requirements through a combination of shared parking with the commercial building and the deferred spaces, which would increase the parking ratio to 2.03 spaces per unit. The Cottages at Holland to include clubhouse, pool in Holland Twp.
A large-scale rental complex has moved closer to construction after receiving a recommendation for final PUD approval from the Holland Township Planning Commission on Oct. 6. The Cottages at Holland is planned for the northwest corner of Beeline Road and Greenly Street. The development would include 87 buildings with 265 units on property zoned R-3 High Density Residential. More: There's a massive apartment development in the works for Holland Twp. The proposal calls for 615 parking spaces, including 272 garage spaces split between 118 attached garage stalls and 154 detached garage stalls. The development would include cottages, townhomes and manor house-inspired walk-up units. The project is meant to be pedestrian-friendly, modeled after the style and scale of pre-war American neighborhoods. Capstone Communities, based in Alabama, said the project would be the company's first in West Michigan. While rent prices haven't been finalized, the company's typical range is $1,900 to $2,700. Developers estimate construction will take about four years, though a formal timeline hasn't been decided. Following discussion Oct. 6, commissioners voted to recommend approval, with the exception of Gretchen Molotky.
