Are we making room for the next generation?
What happens when the people who grew up in our communities can no longer afford to live in them?. It is a question worth asking — not five or 10 years from now, but today. Across the communities served by the Oak Park Area Association of REALTORS®, we are seeing a common challenge play out in diverse ways. Buyers are competing for too few homes. Prices continue to rise. And for many people, the path to homeownership is taking longer than it did for previous generations.

A ‘Backdoor Loophole' is Pushing Up Property Taxes With Little Accountability
An obscure financing tool is quietly raising property taxes to pay for a growing range of spending, an Illinois Answers Project and Mansueto Institute analysis found. The steep property tax hikes that slammed thousands of Chicago homeowners this year came with a math problem that didn’t appear to quite add up. The City Council in 2024 unanimously voted down Mayor Brandon Johnson’s only proposal to raise property taxes. Cook County hasn’t upped its base tax levy on existing properties in more than 30 years. And most other local governments, including Chicago Public Schools, are supposed to be barred under state law from raising real estate taxes much faster than inflation. So, to many taxpayers, something wasn’t making sense when Cook County property owners this year were charged nearly $20 billion in combined taxes, a more than 23% increase over just five years, with vulnerable homeowners getting slammed by some of the most dramatic sticker shock. Since 2010, property tax collections across the county have nearly doubled. The reason largely comes down to an obscure financing tool that was supposed to kick-start development in poor neighborhoods but in reality has since become a cash-generating machine, squeezing more than $2 billion from

Chicago issued a construction permit on September 28 for a four-story mixed-use building at 4911 N. Pulaski Road in Albany Park, clearing the way for three residential units above a ground-floor retail space on a lot that became vacant after the fire-damaged previous structure was demolished in June 2020. The permit capped a review process that stretched 605 days from the developer's initial application in January 2025, a timeline that far outpaces how long the city says these approvals should typically take.
