Tennessee rent prices are rising. See where rents have increased the most in 2026

Rental prices across Tennessee have been on the uphill for most of the past decade, and the average price continues to approach $2,000 per month. The data from the Zillow Observed Rent Index for June 2026 shows most Tennessee cities saw a significant increase since the start of 2026, with the largest increase coming from Gallatin. Bartlett, a suburb of Memphis, and Mount Juliet, a suburb of Nashville, were the only two cities where the rent went down between January and June 2026. All other measured cities had an increase. There were 18 total cities across the Volunteer State that were measured in the study for June 2026. The Zillow data uses a weighted formula to reflect the broader rental market, rather than just what’s currently listed for rent on its website, while also incorporating a three-month moving average to reflect trends over time. The data includes all types of rental leases, from seasonal ones to standard 12-month agreements. Here's how rental prices have fluctuated across Tennessee. NASHVILLE — Tennessee Deputy Gov. and Department of Economic and Community Development Commissioner Stuart C. McWhorter announced Thursday the four new communities accepted into the Tennessee Main Street Program. Crossville and Newport were added in September 2025 with Springfield and Loudon joining in May 2026. These communities join 46 other Tennessee Main Street communities that are designated through the program and Main Street America, a subsidiary of the National Trust for Historic Preservation. “The Tennessee Main Street program showcases what makes our state great: preserving the unique character of our rural communities while creating opportunities for Tennesseans to thrive,” said Deputy Gov. and Commissioner McWhorter. “Thank you to the leaders of Crossville, Newport, Springfield and Loudon for partnering with our department to strengthen their downtowns and make Tennessee an even better place to live, work and raise a family.” The Main Street Program provides training, support and grant opportunities to assist in downtown revitalization efforts.
