Image Courtesy Netflix</figcaption></figure>Netflix is building a $1 billion production campus on the old Fort Monmouth military base in Eatontown and Oceanport, New Jersey. Real estate experts say the project could lift demand in the Monmouth County housing market. The Netflix campus will occupy more than 292 acres. The first phase should wrap up in summer 2027. Phase 1B is scheduled for completion in fall 2028. When finished, the campus will hold 12 soundstages that span nearly 500,000 square feet, plus production facilities and community spaces. Officials expect the project to create more than 1,500 permanent production jobs and nearly 4,000 construction jobs. Those jobs could draw production crews, executives, creative workers, and related businesses to nearby towns. More people may then start looking to rent or buy homes within a short drive of the studios.Monmouth County's median home sale price was about $734,000 in September 2026, up 1.2 percent from a year earlier, according to Redfin. Homes sold in an average of 25 days.Redfin data also showed buyers held the upper hand in 38 of the 49 US metro areas with sufficient data among the 50 most populous in March. A year earlier, that number was 29.Jodi Stasse, senior managing director at Corcoran Sunshine, which handles sales and marketing at LIDO Asbury Park, spoke with the Daily Mail. She said the Jersey Shore offers a strong opportunity for buyers. Netflix's investment, she said, gives people one more reason to look at the region. But Stasse cautioned that no universal 'Netflix premium' applies across the Shore. She said Oceanport and Eatontown are tied most closely to the Fort Monmouth redevelopment, so they could see more interest as construction moves ahead.Long Branch and Asbury Park might also attract professionals who want beach living, lively downtowns, and an easy trip to New York City.Louis Critelli, broker of record and owner of Critelli Realtors, represents The Inkwell Lofts, a new condominium development in Long Branch. He told the Daily Mail the region's appeal goes well past the Netflix project. He has worked in New Jersey real estate for 34 years.Critelli warned buyers not to assume every property will gain value because of the development. The housing impact, he said, would unfold over time as the studios bring in workers and related businesses.Well-placed single-family homes still draw interest. Some new builds and luxury condominiums, though, face more competition. In those segments, buyers may be able to negotiate lower prices, mortgage-rate buydowns, and other seller incentives, he said. His advice was plain. Judge a property by comparable sales and by what it offers today, not by Netflix-driven gains that may never come.LIDO Asbury Park logged a $7.6 million condominium sale, reportedly the highest-priced condo sale in New Jersey history. The building at 1201 Ocean Avenue has 112 residences priced from about $1 million to more than $8 million.Stasse said five more residences went under contract in roughly the past month. Buyers, she said, increasingly see the Jersey Shore as a substitute for the Hamptons and South Florida.</div></body>
