The 22-floor eastern tower has 337 units and the 20-floor western tower has 303 units.“We need more people who are actually living downtown,” said San Jose Councilmember Anthony Tordillos, whose district includes downtown. “More families, more young people, people who can activate our streets 365 days a year, support our small business community, and keep more eyes on our streets.”Machine Investment and property operator Centurion Real Estate are focused primarily on attempting to sell condos in the western tower.About 40% of the units are sold, according to John Tashjian, managing partner with Centurion Real Estate. Plus, two of the four top-level penthouse units are sold. Centurion includes units under contract as well as fully recorded grant deeds in sales estimates. The eastern tower remains completely empty.Machine Investment Group recently completed a $30 million program to revamp the pool deck, amenities areas, and lobby of the western tower, using a design crafted by architectural firm Steinberg Hart.A 75-foot lap pool lined with shaded cabanas and chaise lounges, BBQ stations, outdoor seating and a shuffleboard area are part of the upgrade of the common areas between the two towers.“The more amenities you can provide next to the housing, you can get more people living here,” said Nick Goddard, a Colliers commercial real estate senior vice president who is scouting for merchants for the ground floor spaces.Owners and prospective buyers appear enthusiastic about living at the complex, said Paul Zeger, a partner with Polaris Pacific, the real estate firm handling sales.“They really see the value in this, of living downtown,” Zeger said. “They love living here.”While the office vacancy rate in downtown San Jose remains around 30%, Mahan said the Bay Area’s largest city can make progress by emphasizing entertainment, sports and other unique events.“We are seeing downtown San Jose turn into an experience economy,” Mahan said.</div></body>
