Franchise partners and Texas Area Representatives Kirk and Coleen Jeter have signed their first lease at North Highway 77 and Hedgewood Drive in Waxahachie, Texas. The lease marks the first location secured under the Jeters’ 120-unit Texas development agreement. As part of their commitment, the couple plans to develop and operate 15 Lola Beans shoppes themselves while serving as Area Representatives to support franchise development throughout the remainder of the state. The Jeters are targeting four to five shoppes openings in 2027, with two additional locations currently in lease negotiations and several others in the letter of intent (LOI) stage.Located approximately 30 miles south of Dallas, Waxahachie has emerged as a growing commercial and residential market within the Dallas–Fort Worth region. The city’s population increased nearly 22% between 2020 and 2025, reaching more than 50,000 residents. The Jeters’ selected site sits along North Highway 77, a major retail corridor with approximately 33,500 vehicles traveling through the area daily. Positioned near expanding retail developments, residential communities and major transportation routes, including US-287 and I-35E, the location offers the visibility and accessibility the couple has prioritized throughout their real estate search. For the Jeters, securing their first location represents the culmination of months of strategic planning, real estate evaluations and collaboration with the Lola Beans corporate team.Rather than rushing to secure locations, the couple has taken a deliberate approach to identifying sites that meet the brand’s operational needs and offer strong long-term market potential. With competition for desirable drive-thru real estate remaining high across Texas, their strategy has focused on securing quality locations that can support both immediate performance and sustainable statewide expansion.“From the beginning, we’ve been intentional about how we approach growth in Texas. We know the opportunity for Lola Beans here is tremendous, but finding the right real estate is one of the most important pieces of building a successful franchise system. We’ve spent months evaluating markets, studying traffic patterns and identifying locations that make sense for the brand. Waxahachie checked those boxes, and we’re excited to finally take this next step. This is just the beginning of what we’re building across Texas.”

Beyond real estate, the Jeters have also played an instrumental role in advancing Lola Beans’ new modular building program.Working closely with Russo Modular, a Phoenix-based commercial modular manufacturer, the couple spent months helping refine a new, state-of-the-art building design tailored to Lola Beans’ drive-thru operations. The recently completed design was developed with scalability, operational efficiency and consistency in mind.“Kirk and Coleen are exactly the kind of franchise partners you want alongside you when building an emerging brand,” said Donny Bradley, Co-Founder of Lola Beans. “They’re not just focused on opening stores. They’re thinking about how to build the right foundation for long-term growth. They’ve been incredibly involved in helping us develop our modular building program, evaluating real estate and identifying opportunities throughout Texas. Their commitment to doing things the right way has been valuable to our entire franchise system, and we’re excited to see their first location moving forward.”With an ambitious development strategy underway, the Jeters are focused on building a strong foundation for Lola Beans across Texas. Their approach prioritizes securing high-quality real estate in key markets while positioning the brand for continued expansion throughout the state. As Lola Beans continues expanding its national footprint, the brand is actively seeking qualified franchise partners in available markets across the United States, including Texas.
