    Here's where a Columbia County developer is proposing a subdivision with 5-acre lots

    A Columbia County developer is planning a rural home neighborhood near Thurmond Lake with each lot covering several acres.

    Red Rock Land Development, affiliated with Ivey Residential, submitted plans recently to Columbia County showing Rabbit Run Farms, a proposed 125-acre development off Cobbham Road, just east of the county’s tiny Winfield community.

    Running through the middle of the property is a small tributary of Cliatt Creek. Building roads around the stream would create longer cul-de-sacs whose construction could potentially affect the environment, according to the developer’s zoning variance request.

    The county has identified two valleys on the property that contain “state waters,” which describes just about any body of water, natural or artificial, within a state’s boundaries. Georgia law requires buffers to nearby construction around such bodies of water.

    The neighborhood’s 20 lots would have shorter, more convenient roads if they could bridge the streams. “Every effort has been made to prevent the impact to sensitive state waters,” according to the request.

    Each home lot measures about 5 acres.
