Living large: Top 5 most expensive Bay County homes sold in August

PANAMA CITY BEACH — Though the heat of summer is beginning to fade, the local luxury housing market shows no signs of cooling off.

Ranging from $1.84 million to $3.795 million, these are the Top 5 most expensive homes sold in Bay County during August. All boast waterfront views of either the Gulf of Mexico, Saint Andrew Bay or Beatty Bayou, with only one featured property not located within the Panama City Beach area.

The list was provided by the Central Panhandle Association of Realtors, a local organization that oversees about 2,000 real estate agents in Bay, Calhoun, Washington, Holmes and Jackson counties.

13641 Front Beach Road, Panama City Beach

Claiming the top spot is this 4,112-square-foot property that sold for its asking price of $3.795 million.

Located along the Gulf in Margaritaville Beach Cottage Resort, a booming Jimmy Buffett-themed community in PCB, the home features three floors, six bedrooms, six full bathrooms, one half bathroom, an elevator and a swimming pool. It was built this year.

"It's got a beautiful open concept living, dining and kitchen space on the first floor, which really takes advantage of the beautiful Gulf views," said Karen Jones, lead sales agent of Margaritaville Beach Cottage Resort and listing agent for the property. "It's decorated in a Caribbean, coastal style with some fun accent colors and decor to fit that Margaritaville style."

The property's buyer plans to use it vacation home and rental property.

4600 Bay Point Road, Panama City Beach

Coming in No. 2 on the list is this 6,076-square-foot property that sold for $3.55 million, which was $745,000 less than its asking price.

Located along Saint Andrew Bay in the Bay Point Community, the home features two main floors, observation tower, six bedrooms, six full bathrooms, two half bathrooms, outdoor fire pit and pool. It was built in 1994.

"What made this thing unique was just that it's located in the private gates of Bay Point, (and) it has over 80 feet on the water with deep-water access to accommodate a sport fisher boat," said Zack Seltzer, broker and owner of Seltzer Real Estate and listing agent for the property. "It (also) a full tech house. Every light switch was controlled by an app — all 200 of them. It was above and beyond. It was completely custom."

The property's buyer plans to use it as their primary residence.

4522 Bay Point Road, Panama City Beach

Third on the list is this 6,561-square-foot property that sold for $3.13 million, which was $30,000 more than its asking price.

Also located along Saint Andrew Bay in the Bay Point Community, the home features two floors, five bedrooms, six full bathrooms, one half bathroom, elevator and pool. It was built in 1997.

"One of the appealing things about this (home) is the location," said Craig Duran, broker associate of Berkshire Hathaway HomeServices and listing agent for the property. "If you get into the waterways over at Bay Point, it can take some time to get to some of the homes just (because of) the length of time it takes to navigate through the canals.

"This is very close to the front. It's actually right around the corner from the new marina, so it has really easy access. It also lets you put in some bigger, larger boats because you're on the east side of the bridge."

The property's buyer plans to use it as their primary residence.

231 North Bay Court, Lynn Haven

The No. 4 spot on the list goes to this 4,055-square-foot property that sold for $2.095 million, which was $100,000 less than its asking price.

Located along Beatty Bayou in the College Point Neighborhood, the home features two floors, four bedrooms, four full bathrooms, one half bathroom, outdoor kitchen and pool. Built in 2015, it is the only home on August's list not within the Panama City Beach area.

"The home was built in a way that you can maximize the sunsets on Beatty Bayou," said Alan Swigler, associate broker of ERA Neubauer Real Estate and listing agent for the property. "It's was a custom home ... with all the top-end features and modern appliances. Architecturally, everything is perfect."

6417 Dolphin Shores Drive, Panama City Beach

Closing out the list of the Top 5 most expensive homes sold in Bay County during August is this 2,800-square-foot property that sold for $1.84 million, which was $159,900 less than its asking price.

Located along Saint Andrew Bay in the Dolphin Bay Neighborhood, the home features two floors, four bedrooms, three full bathrooms, one half bathroom, outdoor kitchen and pool. It was built in 2005.

"What makes it so special is of course being waterfront," said Cindy Birge, broker and owner of Elite Realty and listing agent for the property. "You've got not only an expansive amount of waterfront there, but you do have a private marina slip that is in that subdivision. The previous owner, who is now the seller, and the new buyer both have very nice boats, and to be able to have those boats right there in the marina slip was really the selling point."

For the meantime, the property's buyer will use it as their second home, but they plan to relocate to the area and make it their primary residence.
