Calaveras County Home Sales Down, Prices Up

Sonora, CA — The Calaveras County Association of Realtors has released its figures for the fourth quarter of last year, showing total sales were down from 2021 even as prices were up.

The latest numbers have the total number of residential sales down 21 percent with an 8-percent increase in the median home price to $469,000 during the fourth quarter of 2022. In 2021, the median home price was $435,900. There were 998 home sales during the final quarter of last year, compared to 1,269 during that span in 2021.

As of Wednesday, January 18, 2023, the association reports 143 active listings, with 9 percent listed for less than $300,000.

The amount of time on the market in the last quarter did decrease by 3 percent, from 78 days to 76 days. The most expensive listing was $3.1 million, down 11 percent from the last quarter of 2021. The lowest price was $85,000, which is 13 percent higher than in 2021. Below is a chart with a residential sales summary for the fourth quarter of 2022.
