Ocean Bank lends $10.4M for construction of luxury townhome residences in Pinecrest

Ocean Bank recently announced it loaned $10.4 million to SCAROFA Properties LLC for the construction of Pine Park Villas, a gated community of 18 luxury townhome residences on a two-acre parcel at 7520 SW 100 St. in Pinecrest.

“The $10.4 million loan to SCAROFA Properties to build luxury townhomes in Pinecrest exemplifies what Ocean Bank is all about. We are a relationship driven bank and want to be part of our client’s story and journey to success,” said Ryan Welsh, vice president and manager of the Fort Lauderdale branch of Ocean Bank.

Pine Park Villas, with a completion date set for 2023, will be the first development venture for SCAROFA Properties. The third-generation family business has been heavily involved in industries in Haiti, including manufacturing, land investment, as well as the oil industry.

We chose Pinecrest for our first development project because it represents the tranquility and beauty of Pinecrest while at the same time setting a new standard for luxury townhome living,” said Stephane Rosarion, a CPA and principal of SCAROFA Properties.

“We are building 18 luxury residences and they will be the homes of 18 different families who will be creating memories there for years to come. Together with my family, we developed this close-knit community with a keen attention to all the details, and we are excited about delivering these exquisite homes for residents to enjoy,” Rosarion added.

The starting price for a townhome is $1.65 million. To date, four preconstruction contracts have been signed for the multi-level living spaces designed by Miami Architectural Studio.

The gated community will sit on land zoned for RU-3 residential multi-family low density that is conveniently located near US1, and several top public and private schools, hospitals, parks and shopping districts.

There are three types of floor plans including, four bedrooms, three bathrooms, two powder rooms, den, media room, walk-in closets, two-car garage, impact-resistant windows and doors, elevator, high-end appliances, and a private backyard with landscaping and automatic sprinklers.

The space varies for each floor plan, ranging from 3,451 to 3,481 square feet. The outdoor community space includes a shared infinity pool and spa, as well as cabanas with retractable roof and bathrooms.
