The Chaffee Board of County Commissioners (BoCC) will hold a special meeting beginning at 9:00 a.m. Wednesday, September 28, primarily focused on moving the first module of the county’s new land use code ahead. The long-awaited step is welcome progress to county residents.
The meeting includes a public hearing, deliberation and a final decision on the draft Module I of the county’s new Land Use Code (LUC). Prior to this special meeting, the hearing has been continued twice, first from August 22 to Sept. 13, then from the 13th to September 28. (Public comment closed on the items in Module I on Sept. 13.)
Included in this module are:
- LUC Module I Private Lands Camping regulations
- LUC Hipcamp regulations
- Auxiliary Dwelling Unit (ADU) detached building site defensible space
- Land Use Code -Consider Adoption of Final Land Use Code Text Amendments: “Module 1” topics, including Wildland Urban Interface; Accessory Dwelling Units; Agritourism; Short Term Rentals; and Bed and Breakfast sections.
Also on the agenda is consideration of a resolution extending a temporary moratorium on the submission, acceptance, or processing of applications for road and alley vacations in the townsite of Nathrop. Months ago the BoCC put the moratorium in place so that it could get a right-of-way (ROW) assessment of this historic townsite along U.S. 285 to see which of the ROWs need to be preserved and which can be allowed to lapse to allow for building sites that meet modern standards.
Last on the agenda will be the consideration of a letter of support for a Trails and Conservation Plan Grant Application.

All I have to say is watch them, or you could be stuck in a position as we are – miserable in our home of 4 decades because of abuses of newer imports and their so-called accessory dwelling visitors and the actions of those who take advantage of farm law to get away with harming resident health without any consequence at all. There is nothing worse than being 60 and a neighbor’s hired brats bullying you from your own home with actions that exploit a physical disability. If you want to keep your rights then make sure you cannot end up in our situation because you cannot count on kindness, honor or fairness from anyone exploiting these laws. Accessory dwellings that are RVs using RV heat and RV generators as we have surrounding us will rob you of your peace as well as your will to live. Those who are pushing some of these issues seek to profit on it at the cost of quality of life and protections must be provided for those like us. There is nothing worse than a business intimidating and bullying you from your home using a law that allows them God power.
