Idaho real estate trends are cooling off. After five straight years of leading the Nation in new move-ins and a staggering 3.4% population increase from April 2020 to July 2021 (according to a MoveBuddha report), trends show a drastic slowdown.
According to MoveBuddha's report, Boise is currently the fifth most popular city in Idaho to move to, behind cities like Coeur d'Alene, Eagle, and Twin Falls. With Idaho's popularity growing in recent years, the pandemic in 2020 only spurred more people to leave larger markets more quickly. With lockdowns and stricter guidelines being enforced in states like California and Washington and remote work becoming the norm, it spurred a mass exodus to Idaho for more wide open spaces and a more relaxed stance towards pandemic guidelines.
As pandemic guidelines continue to relax, if not go away entirely, and the rise in interest rates and cost of living, the mad dash for Idaho real estate appears to be cooling off dramatically.
A Moving Trends Report shows that the percentage of people moving into Idaho in 2020 made it the 3rd highest for inflow, however, as of September 2022, Idaho has fallen to the #20 spot. The percent change from this time in 2020 to today marks a more than 60% drop in inflow.
