A national barbecue chain has submitted plans to the city of Woodstock to open a new location on Highway 92.
City Barbecue, based in Ohio, is seeking variances for which there will be a public hearing Sept. 26.
The Woodstock location would be the fourth City Barbecue in Georgia. The restaurant has locations in Decatur, Johns Creek and Sandy Springs.
The fast-casual restaurant is planned for a 1.24 acre lot at 8040 Highway 92, between Downsby Lane and Fitchburg Drive in the same block as Dunkin’. It’s the last parcel remaining in front of the Addison Pointe townhome development, according to city documents.
Woodstock’s City Barbeque is proposed to be a one-story building and about 3,800 square feet with a single-lane drive-thru lane and a patio for outdoor dining, according to city documents.
The applicant, Jeffrey Lonchor of CESO, Inc., is requesting variances to encroach into streetscape along Fitchburg Drive and to increase the number of allowed parking spaces from 28 to 36.
The application has been recommended for approval by the Woodstock Planning Commission.
Lonchor did not respond to a request for comment.
Also on Monday, the Woodstock City Council will consider a variance request by Chef William Sigley to store firewood outside at Prime 120, a restaurant in operation since 2019, located in downtown Woodstock at 120 Chambers Street. The property is currently zoned Downtown Central Business District (DT-CBD).
The request is to allow for outside storage of materials specifically for restaurant uses in the DT-CBD zoning district. The restaurant currently uses firewood to cook its menu items and the applicant has stated this is necessary to continue to conduct daily business.
The city council meeting is scheduled to begin at 7 p.m. Monday at the Chambers at City Center, 8534 Main St. in downtown Woodstock. Meetings are also available to watch online at https://woodstockga.iqm2.com.
Other Items include:
♦ The council will consider authorizing contract negotiations with The Winter Construction Company for public infrastructure within the City Center project. The city issued a request for qualifications, and Winter received the highest score. The final negotiated contract would be brought back to the council for approval at a later date. The city has a budget of $400,000.
♦ Council members will consider an award of bid for the 2023 Rope Mill Road Sanitary Sewer Project to Summit Construction and Development for up to $163,661.92. The estimated project budget for this project was $140,000. Because the recommended bid is over the project budget, there is a separate item for consideration to approve a budget amendment for $23,661.92 to fund the amount over budget.
