Triangle Properties seeks to build new drive-thru coffee shop

HADLEY – Triangle Properties, LLC is working with the Berkshire Design Group for a request to redevelop the old Getty Gas Station on 13 Russell St. into a drive-thru coffee shop.

The Berkshire Design Group submited an application to the Planning Board on July 19 with plans to utilize the currently vacant lot measuring 12,197 square feet.

According to the application acquired by Reminder Publishing, the shop would have an entrance-only driveway on Russell Street and cars will exit on the neighboring Old Bay Road. The shop’s current plans would have no indoor seating and six on-site parking spaces.

The development was estimated to generate 18 new vehicle trips during the weekday morning peak hour and four new trips in the afternoon. The majority of site trips would likely be pass-by trips and not add new trips to the street according to a publication by the Institute of Transportation Engineers.

The application from the Berkshire Design Group reads that the close proximity of the site to Interstate 91 would provide an opportunity to offer highway travelers and local commuters using Route 9 a “brief respite with typical coffee shop amenities as well as outdoor seating during the spring, summer and fall months."

The Conservation Commission has a hearing for the plans scheduled for Aug. 22, with the Planning Board’s first public hearing set to take place on Sept. 20. The planning board originally scheduled the hearing for Sept. 6 but rescheduled due to the state primary being that same day. The Conservation Commission also had to reschedule because of a broken Zoom link on the agenda for their meeting on Aug. 9.
