More than 200 luxury apartments planned at an old train depot near Louisville

A Southern Indiana property that once served as a train depot will be transformed into a "garden-style" luxury apartment complex, according to a news release, in a project that will reshape an area near Charlestown's downtown area.

Forest Edge, which is set to be built along Depot Street in the small city just across the river from Louisville, will offer more than 200 apartment units once complete, a release from the city said. The Denton Floyd Real Estate Group is behind the project, with plans to break ground in February and begin leasing a year later.

In addition to a train depot, the property has previously served as a lumberyard as well as a space for other retail.

The end goal of the redevelopment? To continue revitalization efforts in Charlestown and "increase the population near the city's center," according to a release from Brian Smith, communications director for the Southern Indiana city.

“It’s exciting to see this site transform from abandoned warehouses to beautiful apartments that will offer the quality of amenities that many people are seeking as they choose Charlestown for their new home,” Mayor Treva Hodges said in the release.

The complex will eventually house 206 multi-family units, with "first-class amenities, including a clubhouse, a resort-style pool" and a fitness center, according to Smith. Three layouts will be available to rent in the complex, averaging about 1200 square feet, the release said.

  • 57 units will have 1 bedroom and measure around 817 square feet.
  • 97 units will have 2 bedrooms and measure around 1,256 square feet.
  • 52 units will have 3 bedrooms and measure around 1,522 square feet.

Other amenities will include an "outdoor common area with fire pits and gourmet grilling stations" as well as "a children’s playground area, a bicycle repair station, storage areas, a pet park and a pet spa."

“Forest Edge will provide a much-needed housing option for hundreds of residents and also build on the region’s economic success and flourishing job growth," said Brandon Denton, co-founder of the development company behind the project.

Charlestown, in Clark County, had a population of 7,775 when data for the 2020 U.S. Census was collected. The city is about a 25-minute drive from downtown Louisville.

"The City of Charlestown’s Madison Street improvements are in the future plans to strengthen the connectivity from Forest Edge to Main Street," the release said. The development is a block away from Main Street, where sidewalk reconstruction is underway.
